We hope everyone had a chance to view and enjoy the Christmas lights displayed at the pool house and the gazebo. We thank all those who decorated their house and brought a festive spirit to our communities.

Prior to 1985, Friendswood Development Company controlled the operation of the Middlegate Village Community Association. In March 1985, Friendswood turned the operation of the Community Association over to the residents.

WATER AND SEWER

Did you know that your MUD bill payment funds inspection and repair of wastewater sewers that run underground Middlegate?

Middlegate is served by two Municipal Utility Districts, MUD 162 and MUD 163. Your home is served by one or the other. Each District maintains water and sewer needs via coordination of state agency TCEQ, local operators and contractors and each MUD has an elected Board of Directors.

BOARD OF DIRECTORS RESPONSIBILITIES

There are three general responsibilities of our association Board. These include maintaining common areas, managing the budget and complying with governing documents. Within each of these duties are varied tasks.

For example, managing the budget includes handling the money from association dues to complete general maintenance for routine landscaping. But it also includes budgeting and planning for capital improvements.

The governing documents of the Association (By Laws, Covenants & Restrictions, Architectural Committee forms) guide the Board of Directors.

The Board oversees the performance of the property management company. Together, the Board of Directors and the property management team keep the association running smoothly with an eye toward maintaining the integrity of the community and adding value when and where possible.

The directors on the Middlegate HOA Board are volunteers. Homeowners select them by ballot at the annual homeowner meeting. Five directors make up the Middlegate Board. Typically, a term lasts two years.

MIDDLEGATE HOMEOWNERS HAVE A LARGE STAKE IN THE MANAGEMENT OF THEIR ASSOCIATION AND FOR GOOD REASON! UPHOLDING THE INTEGRITY OF THEIR COMMUNITY IS PARAMOUNT.

There are many ways homeowners can assist in this goal:
  1. Follow Covenants and Restrictions. They are posted on website Nabrnetwork.
  2. Become an active member of the association. Attend meetings; contact Crest to get on meeting notification list. Join a committee. Consider nominating yourself for an open Board position.
  3. Offer potential solutions and assistance on pressing issues. Ask questions, seek to understand and assume positive intent on Board decisions.

Together, Middlegate’s Board of Directors, its homeowners and the property management company each play an integral role in the upkeep of Middlegate. This article is a refresher for some and a primer for all. Keep your eye on this section in the newsletter for more of how this collaboration benefits all of us.

The property management company Crest is the enforcing arm of the association. The management company’s job is to execute and enforce the standing rules of the association and the decisions of the Board of Directors. Crest team members are paid professionals.

Some of Crest’s duties are to collect assessments, enforce Covenants & Restrictions, schedule general membership meetings, respond to homeowner inquiries and concerns, report regularly to the Board of Directors and to ensure quality vendor performance. Crest manages other associations too. Fortunately, a team has been assigned to be familiar with Middlegate and to respond to Middlegate needs.
