UPCOMING EVENTS

COMMUNITY GARAGE SALE - MARCH 26th from 7 AM-NOON

Our Community Garage Sale is scheduled for Saturday, March 26, 2022 from 7 AM-12 noon!

The garage sale takes place in your own garage and/or driveway! We will create a list of participants to add to the map of the community. To be added to the list on the map, please email Melinda at mgarcia@canyongate.com.

Please include only 5-6 words (ex: Furniture, Electronics, Clothes, Toys, etc.) to describe items you will be selling. The map will be posted to TownSq and distributed online to any shoppers by request. The deadline to sign up to be included on the map for the garage sale is Friday, March 18, 2022. Banners will be placed outside the community and an advertisement will be placed in the local newsletter. You may place signs at the entrance to your section & in your yard to promote your garage sale, but all signs MUST be removed on Saturday, March 26, 2022 by 1 PM.

COMMUNITY DOCUMENT SHREDDING - SATURDAY, MARCH 26, 2022 from 1-3 PM

For Canyon Lakes West, Pine Creek, Bridge Creek, Miramesa & Marvida Residents Only after the Community Garage Sale at the Miramesa Clubhouse located at 20150 Miramesa Dr., Cypress, TX 77433.

Have a bag/box/bucket/basket full of documents you are ready to get rid of? Got Junk Mail? Got old check copies? Come on out and have those papers shredded securely before your eyes! All shredding will be done ONSITE securely. No need to remove staples, binder clips or paper clips. They will take it all as is! (Please no X-rays, batteries or 3- ring binders).

The truck will leave at 3pm so be sure to arrive early. Event is on a first come first serve basis as time allows. Please be courteous to other residents and keep your shredding to a reasonable amount so everyone has a chance to use this service. Document shredding services will be provided by ShredTex.

“EGG”-STRAVAGANZA - SATURDAY, APRIL 2, 2022, 1-4 PM

Join us for this “Egg”cellent event! Saturday, April 2, 2022, 2-4 PM at the Bridge Creek Clubhouse located at 21044 Bridge Creek Terrace Dr. Cypress, TX 77433.

Hop on over to your community “Egg”stravaganza to enjoy our annual egg hunt. Egg hunts will begin at 1 PM. Starting with ages 0-2 and followed by each age group in order. Egg hunts will include age groups of 2 and under, 3 - 5, 6 - 8 and 9 +. Each group will hunt separately, so it’s fair for every-”bunny!”

Take your photo with Petter Cottontail and stay for some “EGG”stra fun prizes and games! We will have a DJ, craft station, snacks, prizes, tons of eggs and TONS of FUN!

ASSESSMENTS

Dear Homeowners,
The Board of Directors for S-G II Owners Association has worked diligently reviewing the 2021 expenses and anticipated 2022 expenses for the operation of the Association. In doing so, the Board of Directors has determined that an increase is necessary and the 2022 Annual Assessment Rate will be $1,000. Please reference your annual statement for details related to your account as there may be additional annual fees depending on the sub-section of the Association your home

is located, which may include a Gated Neighborhood Fee = $200, Entouch Alarm Monitoring Fee = $28, AT&T Internet Fee = $305, Eyeon Alarm Monitoring Fee = $200.

NOTE: The Entouch contract has been terminated and will end on February 14, 2022. The AT&T contract has been terminated will end on September 30, 2022. Only the prorated portion for these two services have been billed for 2022.

Please see the below friendly reminders, information and payment options;

  • The Annual Assessments/Fees are NOT included as a part of your mortgage escrow.
  • The Assessments are due Annually on January 1st.
  • Payments must be received and posted to your account no later than January 30, 2022 to avoid any late fees and/or other penalties.
  • Late Fees will be processed on January 31, 2022 for any delinquent balance due.
  • Payments will not be accepted at the onsite office, owners should use TownSq or mail payments directly to the lockbox, see below for more details;

ONLINE PAYMENTS: The fastest method to pay your assessment is online with your Bank Account/E-Check or Credit Card using the TownSq mobile app and website at https://app.townsq.io/login. The fees to pay online using your bank account/e-check is $2.95 per transaction and the fees to use a credit card is $2.95 plus 3.5% per transaction. To register for access to TownSq, you will need your full account number (without the dashes) and property zip code.

MAIL PAYMENTS: Owners can mail payments to the address listed on your statement, which is S-G II Owners Association, Inc., P.O. Box 3157, Houston, Texas 77253-3157. Please be sure that your account number and/or property address is listed on your personal check, money order or cashier’s check. If you mail payment to any other address other than what has been provided above or do not include your account number or property address on the payment, it will delay processing and you may incur additional late fees, interest or other penalties. Please remember to allow ample time for USPS to pick up and deliver your mailed payment as well as time for processing of your payment by the banks to ensure it arrives before the due date. THE ASSOCIATION DOES NOT ACCEPT THE POSTAGE DATE AS THE DATE PAYMENT IS RECEIVED.

PAYMENT PLANS: Homeowners are required to contact Management to request a payment plan. Please contact us beginning December 1, 2021 and a member of the management team can assist you. Homeowners must submit the signed payment plan agreement along with the minimum down payment of $300 must be received/deposited and posted to your account on or before the end of business on January 30, 2022. Your account is NOT on an approved payment plan until you contact management and have returned the signed agreement along with the receipt of the minimum down payment. If you have any changes to your payment plan, such as changing your bank account or credit card information or to update the credit card expiration date, etc., you must make these changes through TownSq. PAYMENT PLANS MUST BE PAID IN FULL BY JUNE 30, 2022.

LATE FEES & PENALTIES: Payments that are received after January 30, 2022 will incur a late fee of $100. Late fees are posted on January 31st and monthly late interest will start to be added to your account beginning February 15, 2022. In addition, all delinquent accounts will incur a $20 handling fee monthly, beginning February 15, 2022.

DELINQUENT COLLECTIONS:Delinquent accounts will be turned over to the Attorney in April. Collection proceedings shall include property title search, reporting of your delinquent account to the credit bureau, filing of a lien against your property and/or the referral of your account to the Association attorney for further legal actions, additional fees will apply. If your account is currently in collections with the attorney and you have already established a payment plan for your existing delinquent balance, please contact their office directly to add the 2022 assessments to your existing payment plan.

Please be advised that notification of the 2022 Associations’ Board Meetings will be posted online and email alerts will be sent through the community website/mobile app, TownSq. To register please visit: https://app.townsq.io/login. Once you have access, you can instantly customize your communication settings to start receiving notifications - when and how you want! Owners can also access their account balance, pay online, receive community alerts/news/updates and find important documents at your convenience.

Please watch for these alerts and notices to stay informed about the Associations’ open Board Meetings. Homeowners are encouraged to attend the open meetings. During the open session, owners can address the Board regarding association business. After the conclusion of the owner open forum the Board will immediately enter an open session of normal Board meeting business. The Executive session meeting is closed to homeowners as the Board will discuss private matters such as delinquencies, compliance violations and any other legal matters. If you wish to speak privately to the Board during the executive session meetings, please submit your request in writing to management a minimum of ten (10) business days prior to the meeting and provide a detailed description of the topic(s) you would like to discuss.

KEEP OUR LAKES CLEAN! Please help us keep our community beautiful by NOT THROWING trash and debris into the lakes. In addition, there is NO SWIMMING, BOATING OR FISHING in the LAKES.

PLEASE BE OBSERVANT OF POSTED TRAFFIC SIGNS, SPEED AND GATES

Please respect the posted traffic speeds and stop signs in our community. They are here to make our community a safe and pleasant place to live. With the pleasant weather, our children are out enjoying our amenities. Use extra caution when driving near our parks and community pools. Please also use the correct side of the gates for entry and exit.

PLEASE DO NOT FEED THE DUCKS AND GEESE

Spring is the air and this lovely weather has many of us visiting our community parks and ponds. It can be tempting to feed the ducks as geese as many of us have grown up thinking that this was an environmentally responsible and humane way to dispose of old or stale bread. However, feeding ducks and geese is actually unhealthy and potentially dangerous for the birds. This seemingly generous act, in fact, can be extremely harmful.

Bread and similar products such as crackers, chips, doughnuts and popcorn have little nutritional value. Without healthy food and proper nutrition the ducks and geese will quickly succumb to disease and death. Feeding ducks and geese can lead to the following problems as well:
  • Duckling malnutrition - in areas where ducks are regularly fed bread the ducklings will not receive adequate nutrition for proper growth and development.
  • Overcrowding - Where food is easy to come by, ducks and other waterfowl will lay more eggs and the pond or lake will become overcrowded. This makes it more difficult for the birds to seek out healthier food sources and increases territorial aggression, especially during mating season. It will also cause ducks to cross busy streets in search of food.
  • Pollution - What happens to all that bread that is not eaten? It causes algae growths, pollution and can eventually eradicate fish and other life in the vicinity.
  • Diseases - A diet rich in carbohydrates leads to greater fecal production and bird feces easily harbors bacteria responsible for numerous diseases including avian botulism.
  • Attraction of pests - Rotting leftover food attracts other unwelcome pests such as rats, mice and insects. These pests can also harbor additional diseases that can be dangerous to humans.

If you care about ducks and geese, do not feed them. They can live longer, healthier lives by relying on natural food sources such as aquatic plants, seeds, grasses and insects rather than taking handouts from will-meaning humans. Now that you know, you can help by not feeding the ducks and geese and by educating other duck lovers.

CRIME PREVENTION TIPS AND LINKS

Please remember to lock your car doors. Also, if you see anything suspicious, please call the Constables right away. Even if it turns out to be nothing, they would rather check it out to keep the neighborhood safe. Every now and again, something that people may think is nothing, has actually turned into something.

The first is for the Vacation Watch. When the residents leave for vacation, they can fill out the form and as part of their normal duties, the Constables will drive by and check on their residence.
