
Kelsey-Seybold Clinic to Open 36,788-Square-Foot Facility at Fort Bend Town Center, Expanding Healthcare Access Amid County’s Rapid Growth
Fort Bend Town Center is set to welcome a significant new addition to its growing lineup of services: a 36,788-square-foot Kelsey-Seybold Clinic. The development comes as part of a new 2.72-acre ground lease between Kelsey-Seybold Clinic and Houston-based NewQuest, extending a longstanding partnership that has already brought three other Kelsey-Seybold locations to NewQuest properties.
The new facility will rise in Phase II of Fort Bend Town Center, located at TX 6 and Fort Bend Parkway in Missouri City, an intersection now transformed into a shopping, dining, and entertainment hub. Construction is slated to begin before the end of 2025, with completion anticipated in 2026.

Meeting Fort Bend County’s Growing Healthcare Needs
Founded in 1949, Kelsey-Seybold Clinic has become one of Houston’s most recognized names in coordinated, multi-specialty care, operating more than 40 locations across the Greater Houston area. In recent years, the healthcare system has significantly expanded its footprint in Fort Bend County to meet the area’s accelerated residential and commercial growth. New facilities in Sugar Land, Richmond, and Katy have brought specialty services, advanced imaging, and primary care closer to where residents live.

Fort Bend County’s population has surged by more than 22% since 2020, now nearing 190,000 in the southwest corridor alone. This growth has fueled demand for convenient, high-quality medical services without the need to travel to central Houston.

Fort Bend Town Center: A Regional Destination
The new clinic will join a multi-phase, mixed-use development:

Phase I features 58,000 square feet of retail anchored by a 102,000-square-foot Kroger Signature store.

Phase II includes more than 50,000 square feet of entertainment space, 200,000 square feet of retail, and 45,000 square feet of restaurants—with almost all space leased.

Phase III will add 200,000 square feet of retail and pad sites, anchored by a 1,750-space METRO Park & Ride, alongside a 346-unit luxury apartment community by Sueba USA Corp.
NewQuest’s control of three corners of the busy intersection has positioned the development as a gateway to southwest Houston, serving commuters, residents, and employees from nearby corporate campuses and Amazon’s new distribution center.
“NewQuest essentially is developing a gateway to southwest Houston. Every lease and ground lease that’s signed validates our investment at this intersection,” Sears explained.

Strategic Expansion for the Future
For Kelsey-Seybold, the Missouri City project reflects a broader strategy: bring comprehensive healthcare services closer to rapidly growing suburban communities. The forthcoming clinic is expected to offer a wide range of specialties, coordinated care options, and onsite diagnostics, reducing travel times for residents of Missouri City, Sienna, and surrounding neighborhoods.
“We had a vision for Fort Bend Town Center in 2006,” Sears said. “It’s rewarding to see it come to fruition as this corridor matures.”
