Katy Manor Holiday Decorations Can Go Up Without ACC Approval
Katy Manor homeowners may put up customary seasonal holiday decorations without first seeking approval from the Architectural Control Committee. Residents should plan to remove those decorations within 30 days after the applicable holiday.
The requirements appear in Section 2.33 of Katy Manor’s community declaration, which addresses decorations and exterior lighting. The association’s state-filed management certificate identifies the declaration as Harris County Clerk’s File No. RP-2016-475444.
Seasonal and Permanent Displays Follow Different Rules
The approval exception applies specifically to customary seasonal decorations. It should not be read as blanket permission for permanent yard art or other exterior decorative features.
Under the same section, decorative items visible from a street—such as sculptures, birdbaths, birdhouses, fountains and similar embellishments—generally require written ACC approval unless another exception in the declaration applies. Homeowners considering a display that will remain after the holiday season should review the governing documents before installing it.
Holiday Lighting Must Stay on the Property
Section 2.33 also requires exterior lighting to illuminate only the homeowner’s own yard. Lighting should not affect or reflect into surrounding homes or yards, making placement and brightness important considerations for residents planning illuminated displays.
Where Residents Can Review the Rule
Homeowners can read the complete wording and related exceptions in the Katy Manor Declaration of Covenants, Conditions and Restrictions. Residents with questions about whether a particular display requires approval should consult the governing documents or contact association management.
