Century Communities Opens Mirabella, Bringing Nearly 1,200 New Homes to Growing Brookshire-Katy Corridor
Another large new neighborhood is taking shape along the fast-growing stretch west of Katy, adding nearly 1,200 planned homes and another sign that Brookshire’s transformation is far from slowing down.
Century Communities celebrated the grand opening of Mirabella on Saturday, Sept. 12, introducing homebuyers to the 318-acre, Italian-inspired community. The development sits near the Interstate 10 corridor, about 37 miles west of Houston, and offers new homes beginning in the low $200s.
For families considering new homes in Brookshire, Texas, or looking farther west of Katy for more attainable housing options, Mirabella brings 18 single-family floor plans ranging from 1,388 to 2,657 square feet. Homes include three to five bedrooms and two to three bathrooms across Century Communities’ Lonestar and Liberty collections.
Mirabella Adds Nearly 1,200 Homes to Brookshire’s Growth
At full buildout, Mirabella is planned for 1,192 homesites, making it a significant addition to the residential growth occurring across the Brookshire, Katy and western Houston area.
The Lonestar Collection includes eight floor plans ranging from 1,388 to 2,439 square feet, with pricing beginning in the low $200s. The Liberty Collection includes 10 plans from 1,446 to 2,657 square feet, with prices beginning in the mid $200s.
Homes include features such as quartz countertops, LG stainless-steel appliances, Kohler water fixtures and Century Home Connect smart-home technology. Century Communities also offers an online purchasing option that allows buyers to select available homes, submit an initial earnest-money deposit and electronically sign contracts.

Pools, Pickleball, Trails and Lakes Planned for Mirabella
Mirabella’s Italian theme is intended to extend beyond its name, with lakes, waterways and walking trails incorporated throughout the neighborhood.
Two major amenity areas are planned. One will include a recreation center, swimming pool and playground, while another will feature a pickleball court and dog park. Plans also call for a fishing area, neighborhood parks, walking trails and open green space.
Those amenities could become an important part of daily life as the neighborhood fills in, giving residents places to walk, gather, play and spend time outdoors without leaving the community.
Century Communities currently lists parks, lakes, walking paths, a pool, recreation center, dog park and pickleball court among Mirabella’s community amenities.
Royal ISD Growth Is Happening Alongside New Home Construction
Mirabella is served by Royal Independent School District, connecting the development to another major period of change underway in the Brookshire area.
Royal ISD has been preparing for substantial enrollment growth as new subdivisions continue across its boundaries. The district purchased a 143-acre site for a new Royal High School and broke ground on the comprehensive campus in 2026. The school is designed for approximately 3,000 students and is expected to open during the 2028–2029 school year.
That growth makes Mirabella part of a much larger story for Brookshire: new rooftops are arriving alongside new schools and public facilities intended to serve a population that looks very different from the one the area had only a few years ago.
Mirabella Joins Expanding West Houston New Home Market
Century Communities has been building out a sizable presence along the western edge of the Houston metro area. Mirabella joins Sunterra Lakes across the street and other Century Communities developments including Laurel Farms in Brookshire, Katy Reserve in Katy, and Fulshear Junction and Fulshear Lakes in Fulshear.
The location also places residents within driving distance of Katy shopping, restaurants and employment centers while maintaining access to Interstate 10 for trips toward Houston. Century Communities lists Katy Mills, H-E-B, Target, Costco, Brookshire Brothers and other Katy- and Brookshire-area destinations among nearby options.
For Brookshire residents, the significance goes beyond another builder opening model homes. A community planned for nearly 1,200 households can eventually mean more students, shoppers, commuters and demand for local services — further tying Brookshire into the outward expansion that has already reshaped Katy and neighboring communities.
Mirabella is now selling from its sales center at 1454 Catalina Drive, Brookshire, TX 77423. Prospective buyers can tour available homes and the community’s model homes through Century Communities.
