ANNUAL MEETING

Thank you to everyone who attended the annual meeting on November 16 . We will also like to thank the residents that sent in their proxy. Welcome our new Board members, Amanda Bowman and Russ Moncrief.

Congratulations to the door prize winners who attended the meeting Adelina Stanley, Spencer Jackson, James & Debbie Bullas.

Congratulations to Teri Cuthbert and Carol Heard who won the door prizes for sending in their proxies.

The next Annual Meeting will be held in April 2022.

BOARD UPDATE

Here is a list of accomplishments the Southcreek Board has been able to achieve during the last twelve months:
  • Evaluated all existing contracts to verify pricing was fair and services were being provided. Only the pool contract was changed to a different vendor - A Beautiful Pools. We also added an additional pest control contract and increased the scope of work for the contract with JBG Services, the handyman service.
  • Various Committees were revitalized, including Social, Crime Watch, Block Captains, Communication, Pools & Parks, ARC and DRC/Awards. We have a total of 31 committee members.
Extensive General Maintenance was completed in the last year to include:
  • New roofs on all buildings at Park Falls, Autumn Laurel and the Gazebo, all of which was covered by insurance
  • Repairs and new paint completed at the Gazebo and at both pool buildings, some of which was covered by insurance
  • Replacement of the gutters and air conditioning unit at Autumn Laurel
  • Repainting of all the park signs and deed restriction signs
  • Replacement of the volleyball court at the Signal Creek Park - new sand, net, poles and border installed
  • Replacement of the broken park light globes and barbeque pits
  • Rebuilt and repaired wooden picnic tables and benches at the playgrounds
  • Damaged playground equipment was repaired or replaced and safety cushion was added to Park Falls, Autumn Laurel and Pebbleglen parks
  • Several pool and splash pad repairs were made, including electrical repairs and new pool lights, a new motor for the splash pad, new drinking fountains installed, bulletin boards installed, removal of broken pay phones, installation of new urinals
  • Tree trimming and removals based on arborist recommendations
  • Repairs and paint to wrought iron fencing at Park Falls, Autumn Laurel and Pebbleglen
  • Worked with County to have some sidewalks repaired as well as replacement of the curb at the Signal Creek parking lot
  • Increased fire ant and mosquito control
This is a list of possible projects for the next year:
  • Re-plastering the swimming pools
  • Installing a fitness park at Signal Creek & Royal Gardens • Landscape improvements and tree maintenance
  • Re-staining the perimeter fencing
  • Re-staining picnic tables and benches
  • Additional contract review

POOLS AND PARKS

The Splashpad is now closed for the season. The Splashpad will reopen on April 1st. We would like to thank A Beautiful Pools for a great season.

2022 ASSESSMENT STATEMENTS

You should be receiving your 2022 Statement for your annual Homeowner’s Assessment. The assessment will be $675 per residence. Your assessment is due on January 1, 2022.

The increased cost is due to the increased cost of day to day operations and the current cost of living increase (5.4%).

Please make it a priority to pay your assessment. If you have any questions about your statement, please contact Katherine Follis at kfollis@pmghouston.com.

Our Homeowner’s Assessment covers:
  • Maintaining the common grounds in Southcreek
  • Security in our neighborhood
  • Maintaining the Pools and Parks
  • Lifeguards
  • Electricity for Street Lights
  • Water for Irrigation in our Common Areas (parks, greenbelts,etc.)
  • Cost of maintaining our trees

CHRISTMAS DECORATING CONTEST - JUDGING

BLOCK CAPTAINS

Do you want to know what’s going on in your neighborhood? BE A BLOCK CAPTAIN!

Block captains receive emails for the Block Captain Chairman, Bryne Liner. The emails let you know what’s going on in our neighborhood.

We ask that once the Block captains receive an email, they pass the information on to the other neighbors on their street.

Being a Block captain requires a relatively small amount of time, but the block captain plays a very important role in our community.

If you would like information about who your block captain is or would like to be a block captain, you can contact Bryne Liner at bryneliner@gmail.com.

DEED RESTRICTION LETTERS

Please help maintain Southcreek Village’s property values!

To ensure the aesthetic integrity of Southcreek Village is being maintained, periodic site inspections are performed by PMG each month.

If you happen to receive a deed restriction violation notice, please do not ignore it or disregard it. It is always best to reach out to the management company right away to let them know either that you have taken care of the violation, have plans to do so or are unable to do so right away. Please contact Katherine Follis with PMG at kfollis@pmghouston.com.

This communication is important because subsequent letters from the Association can result in additional costs for the homeowner for certified mail fees and even legal fees if the issue persists with no response.

TOWN SQUARE

Please make sure to register on Town Square (TownSq), the official mode of communication for the Association, so you can receive all announcements and updates from the Southcreek Board. Please see the directions below on signing up:
  1. Click on “Need to Register.”
  2. Enter your account number and zip code. If you do not know your account number, you can find it on your assessment statement or you can call Principal Management Group at 713-329-7100 or email kfollis@pmghouston.com.
  3. After entering your account number and zip code you will be asked to select your name.
  4. The next screen will then show your information and ask you if you want to sign up or if you want to link another account (for owners with multiple properties).
  5. Select the Sign-Up option and proceed to the next screen where you will enter your email, your address and select a password (at least 8 characters).
  6. You have been signed up for TownSq! You will now be able to check everything regarding your account and your community.

HARRIS COUNTY SHERIFF DEPARTMENT

Report any suspicious activity to the Harris County Sheriff’s non-emergency line at 713-221-6000, option 6. Remember, the patrolling Sheriff’s deputies depend on us as much as we depend on them.

BOARD MEETINGS

Southcreek Board meetings are on the 3rd Thursday of each month at 6 PM. Login details will be posted on Town Square the week of the meeting. This is a public forum where you can ask any questions or express any concerns to the Southcreek HOA Board. Attending Board meeting is a great way to know what is going on in our community.
