How to Submit an Architectural Application in Hearthstone: A Guide for Homeowners to Keep the Community Beautiful
Hearthstone’s charm—from its custom homes to mature tree-lined streets—is rooted in a shared commitment to community standards. As spring invites outdoor projects, it’s the ideal time for home updates—but don’t forget: changes like new paint, landscaping, mailboxes, or lighting often require prior approval. To keep the neighborhood cohesive, residents need to submit an Architectural Application before starting any exterior work. Whether it’s fencing, solar panels, or patio additions, getting approval helps protect home values and the community’s overall look and feel.
Why Submitting an Architectural Application Matters
From a practical perspective, submitting an architectural review application helps maintain home values and the integrity of Hearthstone’s design guidelines. These applications ensure consistency, help avoid disputes between neighbors, and protect the community from unauthorized changes that could negatively impact curb appeal.
Moreover, the process fosters transparency. It encourages homeowners to share their improvement plans in advance, allowing the Architectural Review Committee (ARC) to evaluate the proposal for compliance with HOA standards. This helps prevent costly corrections down the road and encourages a more collaborative approach to community upkeep.
What Requires Approval?
According to Cassandra Perez, Hearthstone’s Community Manager with Inframark, any exterior modification must be approved before work begins. This includes, but is not limited to:
- Exterior painting (even if it's the same color)
- New or replacement fences
- Roof repairs or replacements, including solar panel installations
- Home additions or extensions
- Decks, patios, and pergolas
- Driveway changes or enhancements
- Mailbox replacements and landscaping changes
In short, if it changes the outward appearance of your property, it likely requires an application.
Step-by-Step: How to Submit Your Architectural Application
Submitting your application is simple and can be done online via the homeowner portal. Here’s how:
-
Log In to the Homeowner Portal: Visit home.inframark.com and log in to your account. If you’re having trouble accessing your portal, instructions for login support are available and you can reach out to Cassandra Perez at cassandra.perez@inframark.com or Sara Soto at sara.soto@inframark.com for assistance.
-
Navigate to ‘Requests’: Once logged in, head to your homeowner dashboard. On the left-hand side, you’ll find a menu—click “Requests.”
-
Select ‘ARC Request': Choose “ARC Request” from the menu. If you haven’t already filled out the architectural application form, you’ll find a downloadable PDF under the red notes section.
-
Complete the Application: Fill in all required fields, ensuring you select the correct “Area of Work” from the dropdown. Be as detailed and specific as possible to avoid delays in the review process.
-
Upload Documents: Use the “Select Files” button at the bottom of the screen to upload your completed application and any supporting documents—photos, contractor proposals, product samples, or sketches.
-
Submit: Once everything is uploaded, click the blue “Submit Form” button. Your application will then be sent to the Architectural Review Committee for consideration.
A Community Effort That Benefits Everyone
While it may feel like just another form to fill out, the architectural review process is one of the most important tools in keeping Hearthstone the vibrant, well-maintained community residents love. It empowers residents to improve their homes while ensuring that changes align with community standards. When everyone participates, the result is a cohesive, attractive, and thriving neighborhood.
