Heartland Reserve to Bring Bigger Homesites and New Builders to Kresston in Magnolia
Kresston, a growing master-planned community in Magnolia, is getting a little bigger—and a lot roomier. A new neighborhood called Heartland Reserve is set to bring larger homesites, new builders, and expanded access to some of the community’s most popular amenities.
Tucked into Kresston’s Heartland District, Heartland Reserve will include an initial phase of 39 oversized 70-foot homesites, with plans to eventually introduce even larger 80-foot lots. Homes are expected to range from 3,200 to nearly 5,000 square feet, with prices starting in the mid-$700,000s. Builders Huntington Homes and Toll Brothers—both new to Kresston—will bring a fresh mix of floor plans and architectural styles to the neighborhood.
Model homes for the new section are expected to open by summer, and presales will begin shortly after builders receive their first homesites this March.
For families looking for more space or multigenerational living, the larger lots offer new possibilities. But location is also a draw. Heartland Reserve sits in a part of Kresston designed to feel open and grounded, with a style that reflects the Texas Hill Country and towns like Fredericksburg. The design nods to that warm, handcrafted aesthetic that blends stone, wood, and wide porches, creating a distinctive look that feels both timeless and regional.

The new neighborhood will feature its own walking trails and a stocked fishing pond, complete with a pier for catch-and-release outings. And like other Kresston residents, Heartland Reserve homeowners will have access to the community’s shared amenities at Legends Pointe—including a playground, splashpad, and pickleball courts.
On any given day, it’s not unusual to see kids cooling off at the Frontier Bluffs Splashpad, families gathering at the Horseshoe Heights Playground, or neighbors challenging each other to a match at the Legends Pickleball Courts. These shared spaces are a big part of what makes Kresston feel like a lived-in community, not just a place with new houses.
Heartland Reserve is also located near the future site of a Magnolia ISD school, a welcome convenience for families with young children.
Kresston itself is still taking shape. The community is made up of several districts, each with its own feel—from Stableton, with its larger lots and natural green spaces, to the energy of Heartland, home to welcome centers, parks, and activity hubs. Over time, Kresston will also introduce Liberty Junction, a planned 20+ acre amenity center envisioned to include a pool complex, live music stage, indoor rec facilities, and even camping sites.

The developer behind Kresston is Johnson Development Corp., a national name in residential planning with roots in Texas. They’ve been behind several well-known master-planned communities since 1975, and Kresston is one of their latest projects in the Houston-area market.
