Grand Mason Revealed: 400-Acre Mixed-Use Destination Planned Along Grand Parkway in Cypress

Residents have already heard about a new Costco and Home Depot coming to this fast-growing corner of Cypress. What has not been as widely understood is that those major retailers are part of something considerably larger taking shape along the Grand Parkway.

Newly updated marketing materials from Houston-based NewQuest identify the broader development as Grand Mason, a proposed 400-acre, mixed-use destination planned along the east side of Grand Parkway between FM 529 and West Road.

The property sits near Mason Woods and Marvida, directly across Grand Parkway from Elyson and close to Cypress Park High School. Rather than functioning as a single shopping center, Grand Mason is being envisioned as a multi-phase district bringing together major retail, restaurants, entertainment, medical and office space, hotels, multifamily housing and other community-serving uses.

If developed as shown, Grand Mason could become one of the largest new commercial and mixed-use destinations in the Cypress and north Katy area.

Connecting the Costco and Home Depot Announcements

My Neighborhood News previously reported on Costco and Home Depot as separate projects because the state filings available at the time did not clearly connect both stores to a development publicly promoted under the Grand Mason name.

The new materials provide a much clearer look at the larger plan surrounding those projects.

The planned Costco includes a 160,000-square-foot warehouse and a separate 11,680-square-foot fuel facility with a 4-by-4 pump layout and small controller kiosk. According to Texas Department of Licensing and Regulation records, the warehouse project carries an estimated construction cost of approximately $64.5 million. The separate fuel-facility filinglists an estimated cost of approximately $3.3 million.

Both Costco filings list March 1, 2026, as the anticipated construction start and November 6, 2026, as the projected completion date. Construction schedules in state filings can change, and Costco has not publicly confirmed an official opening date.

Farther north, a planned Home Depot aligns with the “home improvement anchored center” shown in NewQuest’s Grand Mason Phase I plan. The store is planned east of Grand Parkway and south of West Road.

The state filing for Home Depot describes a new 134,808-square-foot store with an estimated construction cost of $20 million. Construction is presently listed to begin October 15, 2026, with completion anticipated September 20, 2027. The project’s TDLR status is listed as “Review Complete,” but an official opening date has not been announced.

Together, Costco and Home Depot appear poised to become two of Grand Mason’s most visible early anchors.

Much More Than a Retail Center

NewQuest describes Grand Mason as a “super-regional mixed-use development” designed to bring daily necessities, employment, healthcare, dining and entertainment into one interconnected destination.

At full buildout, the preliminary program calls for:

  • Approximately 400 acres of development
  • Approximately 1 million square feet of specialty retail
  • Approximately 100,000 square feet of medical and office space
  • Approximately 20 acres devoted to multifamily development
  • Major retail and home-improvement anchors
  • Lifestyle and entertainment destinations
  • Restaurants, hotels and hospitality space
  • A hospital or medical campus
  • Medical office buildings
  • Traditional office campuses
  • Fitness and wellness uses
  • Conference or event facilities
  • Neighborhood retail centers
  • Walkable residential and live-work areas

These are planning categories rather than a finalized tenant roster. Many of the individual businesses, healthcare providers, restaurants and hospitality operators that could eventually occupy the development have not been announced.

Still, the plans show how much larger the Grand Mason vision is than the two major retailers currently attracting public attention.

What Phase I Could Bring Near FM 529

The first phase is concentrated near the Grand Parkway and FM 529 portion of the property, where Costco construction is underway and the Home Depot-anchored area is planned.

NewQuest’s preliminary Phase I plan shows several complementary districts arranged around internal roadways, parking areas and a body of water adjoining Mason Woods.

Potential components include a medical office campus, hospital campus, lifestyle and entertainment center, fitness center, power-center retail and a home-improvement-anchored shopping area. The layout also provides a series of smaller spaces and pad sites that could eventually accommodate restaurants, services and freestanding businesses.

The brochure uses images of established shopping and entertainment destinations to illustrate the intended character of these areas. One Phase I image includes a Cinemark theater marked “Coming Soon,” but the accompanying site plan labels the area more generally as a power center. No separate project filing or formal announcement was located confirming Cinemark as a Grand Mason tenant, so the image should not yet be interpreted as a definitive theater announcement.

The same caution applies to other lifestyle images used throughout the brochure. They help communicate the developer’s vision but do not necessarily represent signed tenants.

Future Phases Extend North Toward West Road

Grand Mason’s later phases would extend north from the initial retail district, following the east side of Grand Parkway toward West Road and wrapping around portions of Mason Woods.

Conceptual plans for those future phases show a more varied mix of development, including:

  • A live-work community
  • Hotel, retail and restaurant space
  • Additional medical and hospital facilities
  • A multifamily community
  • Office campuses
  • A hospitality or conference center
  • A drugstore-anchored center
  • Office and self-storage uses
  • A membership-anchored center
  • A walkable residential community
  • Neighborhood-scale shopping and services

This mixture suggests that Grand Mason is being planned for several different kinds of activity throughout the day—not only weekend shopping trips. Medical offices, workplaces and neighborhood services could create daytime activity, while restaurants, entertainment, hotels and residential areas could keep portions of the development active during evenings and weekends.

The plans also show internal connections among the various districts rather than treating each tract as an entirely separate shopping center. However, final road configurations, access points, drainage features, building placements and land uses may change as individual phases move through engineering, permitting and leasing.

Positioned Between Major Cypress and North Katy Communities

Grand Mason is surrounded by some of the most active residential development in northwest Harris County.

Mason Woods and Marvida sit immediately east of the site, while Elyson is located across Grand Parkway. Avalon at Cypress and Bridgeland extend to the north, with Towne Lake and other established Cypress neighborhoods farther east. Cypress Park High School is positioned near the development along FM 529.

NewQuest’s aerial materials identify thousands of homes planned at buildout in the surrounding communities, including approximately:

  • 26,627 homes in Bridgeland
  • 6,201 homes in Elyson
  • 4,583 homes in Towne Lake
  • 2,816 homes in Mason Woods
  • 2,351 homes in Marvida
  • 1,437 homes in Avalon at Cypress
  • 429 homes in Lantana

The developer’s broader regional-growth analysis identifies approximately 69,100 planned homes within the surrounding market, with roughly 8,000 under construction and approximately 40,100 categorized as new homes.

Those figures help explain why national retailers, healthcare providers, restaurants and service businesses are increasingly looking beyond established commercial corridors and toward the Grand Parkway.

Nearly Half a Million Residents Within Seven Miles

Population growth surrounding Grand Mason is another major part of the development’s story.

NewQuest’s demographic analysis estimates a population of 86,579 within three miles, 269,695 within five miles and 484,959 within seven miles of the property.

The three-mile population reportedly increased by approximately 51% between 2020 and 2025. During the same period, the five-mile population grew by approximately 29.3%, while the seven-mile area grew by approximately 21.1%.

The materials also count approximately 26,274 households within three miles, 82,514 within five miles and 157,019 within seven miles.

These numbers reflect what residents can already see along Grand Parkway, FM 529, West Road and nearby thoroughfares: more rooftops, more schools, more traffic and growing demand for shopping, dining, healthcare and services closer to home.

Traffic estimates included in the brochure place Grand Parkway near the development at approximately 62,686 vehicles per day, while FM 529 carries approximately 34,500 vehicles per day.

Elyson’s Growing Commercial District Sits Across Grand Parkway

Grand Mason will not be developing in isolation. Across Grand Parkway, commercial growth around Elyson is also beginning to fill in.

NewQuest’s aerial materials identify the existing Plaza at Elyson shopping area, including Target, Burlington, Taco Cabana, Black Rock Coffee Bar, Mattress Firm, Jersey Mike’s, Whataburger and Chick-fil-A.

The materials also identify a future Elyson Town Center with Memorial Hermann, DECA Dental Group, Akashi, Smoothie King, Coco Crepes & Coffee, First Watch and Chipotle. H-E-B is additionally shown as a future development near the Grand Parkway and Freeman Road area.

Collectively, these projects point toward the emergence of a much broader shopping, dining, medical and service corridor serving Cypress and north Katy—not simply one isolated retail development.

Access and Visibility Along Grand Parkway

Grand Mason’s placement along Grand Parkway gives it direct visibility from one of the region’s most important suburban transportation corridors.

NewQuest’s aerial plans show northbound and southbound ramps near the property, along with frontage-road access and future internal connections serving the different phases. FM 529 forms the southern boundary of the initial development area, while West Road reaches the northern end of the property.

The site also sits between large residential communities on both sides of Grand Parkway, giving it access to customers traveling from Cypress, Bridgeland, Marvida, Elyson, north Katy and communities farther west.

That location is central to NewQuest’s vision of Grand Mason as a regional destination rather than a neighborhood shopping center designed only for the subdivisions immediately surrounding it.

What Is Confirmed—and What Remains Conceptual

At this stage, the clearest publicly documented projects associated with Grand Mason are Costco and Home Depot.

Costco construction is underway, while the Home Depot filing lists a fall 2026 construction start. The full 400-acre development, however, will require multiple phases and will likely unfold over several years.

NewQuest has not released a complete construction schedule for Grand Mason or a definitive opening timeline for its lifestyle, entertainment, medical, hotel, office, residential and neighborhood-retail components.

The master plan should therefore be viewed as the development’s current vision—not a guarantee that every depicted component will be built in precisely the location or form shown.

Even with those uncertainties, the updated plans offer the clearest picture yet of what is being contemplated for this highly visible stretch of Grand Parkway. Costco and Home Depot may be the first names residents recognize, but Grand Mason’s long-term plan reaches far beyond warehouse and home-improvement retail.

For families in Mason Woods, Marvida, Elyson and surrounding Cypress and north Katy communities, the project could gradually change where residents shop, dine, work, receive medical care and spend time close to home.
