Grand Magnolia Opens First Model Home, Giving Future Residents a First Look at Magnolia's New Lagoon Community
A major milestone is arriving for one of the fastest-growing areas in Montgomery County as Grand Magnolia prepares to open its first model home to the public this weekend.
On Saturday, June 20, StoneManor Homes will host a grand opening event at 301 Box Elder Court in Stagecoach, giving visitors their first opportunity to tour a completed model home within Grand Magnolia, a new master-planned community along FM 1488 west of Highway 249. The event will run from 11 a.m. to 3 p.m. and will feature model home tours, design inspiration and family-friendly activities.
For many Magnolia-area families, the opening represents more than just a new home tour. It offers a glimpse into a community that is expected to reshape a significant portion of the area's residential landscape in the coming years.
A New Chapter for Magnolia Growth
Grand Magnolia spans approximately 2,755 acres and is planned to accommodate more than 6,900 families at full buildout. The first phase alone is expected to include nearly 1,000 homes from several well-known builders serving the Houston region.
Developed by Land Tejas, the community is designed to combine large-scale residential growth with resort-style amenities, green space and convenient access to major employment and recreation destinations throughout the Greater Houston area. According to community information, residents will be within easy reach of Lake Conroe, The Woodlands, Texas A&M University and other regional destinations while enjoying a location in the growing Magnolia and Stagecoach area.
Crystal Lagoon Planned as Signature Attraction
Perhaps the most talked-about feature planned for Grand Magnolia is the Crystal Lagoons® amenity, which will bring a beach-style experience to Magnolia.
Announced in March 2025, plans call for a lagoon with turquoise waters and white-sand beaches, along with paddleboarding, kayaking, beach volleyball and other recreational opportunities. The amenity village will also include lakes, trails, open green space, an activity lawn, hammock areas, a resident clubhouse and fitness center. More than 100 acres have been dedicated to amenities and outdoor recreation throughout the community.
As master-planned communities continue to compete for homebuyers seeking lifestyle-focused neighborhoods, Grand Magnolia's lagoon concept is expected to offer something not currently available in this part of the Houston area.
Homes, Schools and Location
Grand Magnolia is located along FM 1488 approximately six miles west of Highway 249 and is zoned to Waller ISD schools, including Field Store Elementary, W.C. Schultz Junior High and Waller High School.
The community's builder lineup includes StoneManor Homes, Lennar, CastleRock Communities, Colina Homes, DRB Homes and Long Lake Ltd., providing a range of home styles and price points for prospective buyers.
