Before You Start That Home Project in Twin Lakes, Here's One Important Step You Shouldn't Skip

Whether you're dreaming about a fresh new paint color, adding a backyard patio, installing gutters, updating your landscaping, or finally building that pool you've been planning, home improvement projects are an exciting way to personalize your property. But before work begins, homeowners in Twin Lakes are encouraged to take one important step that helps protect both their investment and the appearance of the neighborhood: submit an Exterior Modification Request (EMR) through Crest Management for review and approval.

While it may seem like an extra step, the review process exists for a good reason. The architectural guidelines established by each homeowners association help preserve the community's appearance, maintain consistent design standards, and protect property values for current and future homeowners. Taking a few minutes to submit your plans before construction begins can help prevent delays, costly corrections, or the need to remove improvements that weren't approved in advance.

What Is an Exterior Modification Request?

An Exterior Modification Request (EMR) is the application homeowners submit whenever they plan to make changes to the exterior of their property. Depending on your governing documents, the committee reviewing these requests may be called the Architectural Control Committee (ACC), Architectural Review Committee (ARC), Modification Request Committee (MRC), Home Improvement Committee (HIC), or another similar name. Regardless of the title, the committee's role is the same: reviewing proposed improvements to ensure they comply with the community's governing documents and architectural standards.

Many homeowners are surprised by the variety of projects that require approval. It's not limited to large additions or major renovations. Even projects such as repainting your home, installing gutters, replacing landscaping, adding fencing, constructing a storage shed, or installing a swimming pool typically require approval before work begins—even if portions of the project aren't visible from the street.

Crest Makes the Process Simple

Crest Management has streamlined the submission process through its online homeowner portal. Residents can log into their homeowner dashboard, select the Exterior Modification Request Form, upload the required information, and track the status of their application all in one place.

Homeowners can access the portal HERE.

Most associations allow up to 30 days for architectural review, although timelines vary by community. Planning ahead can help ensure your project stays on schedule.

A Few Helpful Things to Know Before You Apply

Depending on the type of project and where your home is located, you may also need permits from your city or county. Because permitting requirements vary, Crest recommends checking with your local jurisdiction before beginning work.

If your application requires a property survey, you likely received one when you purchased your home. If you no longer have a copy, your title company may be able to provide one.

Some projects also require refundable deposits. When applicable, those deposits must be paid by check or money order and mailed or delivered directly to Crest Management.

Protect Your Home—and Your Community

Regular home improvements help keep neighborhoods attractive, safe, and enjoyable for everyone. By submitting an Exterior Modification Request before beginning exterior work, homeowners in Twin Lakes can move forward with confidence, knowing their project has been reviewed and approved according to their association's architectural guidelines.

If you're planning an exterior improvement this season, taking a few minutes to submit your application today can save time and headaches later. It's a simple process that helps protect your investment while preserving the quality and character that make Twin Lakes a great place to call home.
