Vista Residential Partners Breaks Ground on 375-Unit Williams Ranch Vista in Fort Bend County

National multifamily developer Vista Residential Partners has officially broken ground on Williams Ranch Vista, a 375-unit Class-A multifamily community planned for 18.2 acres along the Southwest Freeway (I-69 Corridor) near the heart of Fort Bend County. The project, announced May 20, 2025, marks Vista’s first Texas-based development and reflects the firm’s growing commitment to fast-growing suburban markets.

Founded in 2000 by Eduardo de Guardiola, Vista Residential Partners is a nationally respected developerheadquartered in Atlanta, Georgia. With nine regional offices across the U.S., the firm specializes in acquisition, development, and construction of multifamily and mixed-use communities. 

Located approximately 21 miles southwest of the Houston Galleria and 28 miles from downtown Houston, Williams Ranch Vista will be adjacent to the master-planned community of Williams Ranch and just minutes from Brazos Town Center—a regional retail destination ranked as the third most visited power center in Texas.

Meeting Housing Demand in a Booming Region

Fort Bend County, which has added thousands of new residents annually over the past decade, is expected to see a population increase of more than 150,000 people by 2030, according to demographic projections. With four of the nation’s top-selling master-planned communities and A+ rated schools, the region remains a top choice for families seeking suburban quality of life within reach of major employers.

“Williams Ranch Vista utilizes the PFC financing structure to deliver the residents of Fort Bend County a high-quality living experience in an area that continues to demonstrate continued growth,” said Jason Lentz, Managing Director of Vista Residential Partners. “Fort Bend County and the overall region continue to be among the nation's leaders in population growth with no signs of slowing.”

That growth is driven in part by major area employers like Amazon, Frito-Lay (which recently invested $200 million into a facility expansion), Houston Methodist Sugar Land, Memorial Hermann Katy, and Schlumberger—all within convenient commuting distance of the new development.

Designed for Comfort, Community, and Convenience

Vista’s latest project will deliver attainable, high-end housing options for working professionals, couples, and small families. Williams Ranch Vista will feature a mix of one- and two-bedroom apartment units, with granite countertops, stainless steel appliances, subway-tile backsplashes, wood-like flooring, in-unit washers and dryers, and tiled shower surrounds.

The community amenities are designed to promote comfort, convenience, and connection, including:

  • Fitness center
  • Clubhouse with coffee station

  • Dog park

The timing of the development aligns with local market dynamics in the Fort Bend South/Richmond area, where housing demand remains high, even as sales activity softens slightly.

According to the May 2025 HAR.com Real Estate Market Update:

  • Active inventory stands at 530 listings, up 24% year-over-year
  • Median listing price: $388,120
  • Median sale price: $361,645 (April 2025)
  • Median lease price: $2,300
  • Average lease price: $2,284
  • Units sold down 15% YoY, 18% MoM
  • Days on market have increased 22% YoY

With Class-A rentals offering attainable luxury, the project is well-positioned to serve residents priced out of ownership or those seeking modern amenities without the long-term commitment of a mortgage.
