Two Step Farm Plans $6 Million Wellness Center in Montgomery County, Adding to Growing Community's Amenities

Residents of Two Step Farm in Montgomery County have another neighborhood amenity to look forward to, as plans move forward for a $6 million wellness center designed to serve the growing master-planned community near Magnolia and Montgomery, Texas.

The proposed 12,730-square-foot facility is planned for 11425 Pride and Joy Avenue, with construction expected to begin in December 2026 and conclude in December 2027, according to a Texas Department of Licensing and Regulation project filing.

The wellness center is part of a larger vision by Houston-based developer Oxland Group to create a walkable village where residents can enjoy dining, recreation, wellness and opportunities to spend time with neighbors. Unlike some amenities reserved for individual residential sections, the wellness center is planned as a shared facility for the broader Two Step Farm community.

With more than 4,000 homes anticipated at full buildout, new homebuilders joining the development and a dedicated 55-plus neighborhood preparing to welcome buyers, the investment adds another piece to a community designed around bringing everyday activities closer to home.

Two Step Farm Wellness Center Construction Planned for December 2026

According to the state construction filing, the proposed Two Step Farm Wellness Center will be a one-story, 12,730-square-foot building with an estimated construction cost of $6 million.

The project is located at 11425 Pride and Joy Avenue, Magnolia, TX 77354, within the Montgomery County development.

Construction is scheduled to begin December 1, 2026, with an anticipated completion date of December 31, 2027. These dates represent the current project schedule as described in a state project permit filing and may change as construction progresses.

While the filing confirms the building's size, location and estimated investment, it does not identify specific fitness equipment, wellness programs, health services or other amenities that will be available inside the facility.

However, an earlier announcement from Oxland Group provides a clearer picture of how the wellness center fits into Two Step Farm's long-term development plans.

Wellness Center Will Be Part of Two Step Farm's Walkable Village

In an October 21, 2025, announcement introducing Trilogy by Shea Homes to Two Step Farm, Oxland Group confirmed that the wellness center would be part of a planned walkable village featuring dining establishments and gathering destinations.

The developer also clarified that the wellness center is intended to be shared by the larger Two Step Farm community, rather than exclusively serving residents of Trilogy, the development's planned 55-plus neighborhood.

“What sets the Trilogy community at Two Step Farm apart is its prime location within a walkable suburban masterplan. It is planned around a vibrant village with exceptional dining options and an innovative wellness center shared with the larger community, while Trilogy residents also enjoy their own private amenities. Ultimately providing the best mix of 55+ and multigenerational living,” said Tom Woliver, co-president of Oxland Group, in the announcement.

The distinction is important for residents and prospective buyers considering homes throughout Two Step Farm. While Trilogy will feature its own private resort-style amenities, the wellness center is planned as part of the development's broader collection of shared community facilities.

The October 2025 announcement also included an architectural rendering of the proposed wellness center, credited to Brent Design. The illustration depicts a contemporary, single-story building with large windows, landscaped surroundings and pedestrian-oriented outdoor spaces.

Although specific interior amenities have not yet been publicly detailed, the rendering and developer's announcement establish the wellness center as an integral part of the planned village.

Residents can view the architectural rendering in Oxland Group's official October 2025 announcement.

Two Step Farm Brings Together Homes, Music, Dining and Outdoor Recreation

Developed by Oxland Group, Two Step Farm encompasses approximately 2,020 acres in Montgomery County, north of FM 1488 between Interstate 45 and Texas Highway 249, just north of The Woodlands.

The development is planned to eventually include more than 4,000 homes, with neighborhoods and gathering places intended to reflect the area's Texas heritage and natural surroundings.

Music and community activities are central to the development's identity. Two Step Hall, a dance hall inspired by traditional Texas gathering places, provides space for live entertainment and community events, while The Grazery café offers residents a neighborhood destination for coffee and food.

Other amenities include a beer garden, green spaces, trails, preserved wooded areas and a goat barn that reflects the community's agricultural theme.

The development officially celebrated its grand opening in November 2025, introducing visitors to furnished model homes and the first collection of community amenities.

Oxland Group's approach places emphasis on establishing gathering spaces alongside residential construction, allowing homeowners to begin enjoying neighborhood activities as additional phases develop.

The planned wellness center will add another destination to that mix, particularly as the community prepares for more residents across multiple generations.

Trilogy by Shea Homes Will Bring a 55-Plus Resort Community to Two Step Farm

The wellness center plans are closely connected to the next chapter of Two Step Farm's residential development, including the introduction of Trilogy at Two Step Farm, a 55-plus community developed by Shea Homes.

Announced in October 2025, Trilogy is planned for approximately 160 acres within Two Step Farm and is being positioned as the largest Trilogy-branded 55-plus resort-style community in Texas.

The neighborhood is expected to feature four collections of homes ranging from approximately 1,500 to 2,800 square feet. When initially announced, home prices were anticipated to begin in the $400,000s.

Trilogy will also feature its own private resort-style club, designed specifically for neighborhood residents, with opportunities for fitness, recreation, social activities and relaxation.

Shea Homes has been developing active-adult communities since 1999, with Trilogy-branded neighborhoods across multiple states. Depending on the location, amenities may include swimming pools, fitness and movement studios, pickleball courts, restaurants, spas, culinary activities and organized lifestyle programming.

Those examples reflect the broader Trilogy brand and should not be considered a confirmed list of amenities for Trilogy at Two Step Farm.

“We’re excited to be chosen to bring a Trilogy brand to Two Step Farm,” said Jeff McQueen, president of Shea Homes Active Lifestyle Communities, in the October 2025 announcement.

Trilogy's model homes are currently expected to debut in early 2027, according to Two Step Farm's October 22, 2026, builder update.

Its location near the future village center is intended to give residents convenient access to the larger community's dining and gathering spaces, including the planned wellness center, while maintaining separate amenities within their own neighborhood.

New Homebuilders Expand Housing Options at Two Step Farm in 2027

Beyond the planned wellness center and Trilogy neighborhood, Two Step Farm is continuing to expand its selection of new construction homes in Montgomery County.

In an October 22, 2026, update, the community identified nine participating homebuilders already offering homes, with three additional builders preparing to introduce new residences.

The current builder lineup includes Autograph Homes, Coventry Homes, David Weekley Homes, Drees Custom Homes, DSLD Homes, Highland Homes, Partners in Building, Perry Homes and Pulte Homes.

Home prices across these builders begin in the low $300,000s and extend beyond $900,000 for custom residences, depending on the builder, floor plan and homesite.

The development offers options ranging from lower-maintenance homes and traditional single-family residences to larger customizable properties.

Three additional residential offerings are planned for 2027.

Alongside Trilogy at Two Step Farm, McKinley Homes is preparing to introduce its Elevation Series townhomes, with model homes anticipated in mid-2027. The townhomes will provide another lower-maintenance housing option for prospective buyers.

William David Homes, a Houston-based family-operated builder, is also expected to introduce luxury cottages and custom residences on homesites measuring approximately 70 to 90 feet wide.

Together, these additions will expand the types of housing available to homebuyers at different stages of life, from families looking for additional space to adults seeking a community with age-specific amenities.

What the $6 Million Wellness Center Means for Two Step Farm Residents

For residents already living in Two Step Farm, the wellness center represents another planned investment in the facilities that will shape daily life as the neighborhood grows.

Access to shared amenities can be an important consideration for families comparing new home communities, especially when those facilities are located within walking distance of residential neighborhoods.

Two Step Farm's planned village is intended to bring several of those destinations together, giving residents opportunities to enjoy meals, community events, outdoor recreation and wellness activities without necessarily leaving the development.

The wellness center could also become a gathering place for residents across the community's different housing types and age groups, although the specific programs and access arrangements have not yet been announced.

For homebuyers exploring master-planned communities near Magnolia, Montgomery, Conroe and The Woodlands, the development's combination of housing options and planned amenities offers another factor to consider when evaluating where to purchase a home.

Oxland Group, the company behind Two Step Farm, is a real estate development and investment firm with experience in residential land development and community planning. Its portfolio includes Painted Tree in McKinney, Texas, which appeared on RCLCO's national list of top-selling master-planned communities in 2023, 2024 and 2025.

The company's work at Two Step Farm reflects a similar focus on planning residential neighborhoods alongside infrastructure, recreation and community destinations.

What's Next for the Two Step Farm Wellness Center?

With construction currently scheduled to begin in December 2026, the wellness center is among the projects to watch as Two Step Farm prepares for another year of residential and commercial-area development.

Several important details remain to be announced, including the facility's specific wellness services, fitness offerings, operating arrangements and anticipated opening date.

The project filing lists December 31, 2027, as the expected construction completion date, but that does not necessarily mean the building will open to residents immediately afterward.

In the meantime, model homes remain available to tour throughout Two Step Farm, and prospective buyers can learn more about the development's builders, upcoming neighborhoods and existing amenities by visiting Two Step Farm's official website.

As the community grows, the wellness center will be another part of the village concept taking shape near Magnolia, providing a new shared destination for residents who are making Two Step Farm their home.
