The Trails Expands Near New Caney With New Homes, Nature-Focused Amenities and Future Retail Development Along Grand Parkway
One of the fastest-growing areas in East Montgomery County is preparing for another significant chapter of development as The Trails, a 1,373-acre master-planned community east of Valley Ranch, launches its second phase of development while work continues on new recreational amenities and a future retail center.
Located near the intersection of Grand Parkway (SH 99) and Plum Grove Road, The Trails has emerged as one of several large-scale communities helping reshape the landscape between New Caney, Plum Grove and Cleveland. For current and future residents, the expansion represents more than additional housing—it signals continued investment in community infrastructure, outdoor recreation and nearby shopping opportunities in a corridor experiencing rapid population growth.
Hundreds of Additional Homesites Coming to The Trails
Austin-based developer Castle Hill Partners is planning approximately 2,000 homes within The Trails, a community designed around preserving natural surroundings and outdoor recreation opportunities. The development includes roughly 600 acres of wooded land dedicated to trails, green space and nature-focused amenities.
The newly opened second phase includes 344 additional homesites, offering future homebuyers a variety of options within the growing community. Homes being built in The Trails range from approximately 1,400 to 3,900 square feet, with pricing beginning in the upper $200,000s. According to reporting by the Houston Chronicle, homes in the phase are expected to range into the upper $500,000s.
The community's location has been one of its defining features. Castle Hill Partners has cited the area's proximity to Grand Parkway and nearby Lake Houston Wilderness Park as key factors in the project's vision, giving residents access to both major transportation routes and outdoor recreation opportunities.
Amenity Complex Planned for 2026
As development continues, construction is underway on a five-acre amenity complex expected to open in 2026.
Plans for the facility include a clubhouse, swimming pool, splash pad, playground and event space designed to serve residents throughout the community. Once completed, the amenity center will become a focal point for neighborhood gatherings, recreation and family activities.
For families considering a move to the area, the project represents another step in transforming The Trails from a new residential development into a fully established community.
Retail Development Planned at Grand Parkway and Plum Grove Road
Another major component of the area's growth is the future commercial development known as Trails at the Parkway.
Fidelis Realty Partners has acquired approximately 33 acres within The Trails for the retail project, which is planned for the northeast corner of Grand Parkway (SH 99) and Plum Grove Road in Cleveland. The development is expected to break ground in late 2026 and will feature anchor spaces, inline retail space, end-cap locations and pad sites for future businesses.
Site plans indicate that several retail spaces are already listed as lease pending, while a limited number of larger spaces remain available, suggesting early interest from prospective tenants. Available spaces currently include approximately 10,000 square feet and three larger retail locations ranging from 14,331 to 16,737 square feet.
While specific tenants have not yet been publicly announced, Fidelis Realty Partners has indicated that several leases are already pending. The center is expected to attract restaurants, retailers and service-oriented businesses seeking to serve one of the fastest-growing residential corridors in the region.
Part of a Much Larger Growth Story
The Trails is part of a broader wave of development occurring along the Grand Parkway corridor east of New Caney.
According to marketing materials from Fidelis Realty Partners, nearly 50,000 planned homes and lots are expected across surrounding developments, including Colony Ridge, The Trails, Saint Tropez, Sila, Los Pinos and several future projects. The company describes the area as an underserved retail market with increasing demand for shopping, dining and everyday services.
The Trails at the Parkway development is strategically positioned near major residential growth, Grand Parkway, Lake Houston Wilderness Park and Lone Star College-Kingwood. Marketing materials project continued population growth throughout the surrounding area, reinforcing the need for additional commercial services and community amenities.
