A new residential development planned for downtown New Braunfels aims to expand opportunities for full-time living in the city’s historic core while introducing additional retail and professional space near the heart of the community.

The Neue Condos, a four-story mixed-use development planned for 699 West San Antonio Street in New Braunfels, is expected to add 43 condominium residences along with more than 5,000 square feet of retail and office space to the downtown district. Construction on the $20 million project is scheduled to begin June 1, 2026, with completion currently targeted for December 1, 2027.

For residents, the development represents another step in the evolution of downtown New Braunfels as a place where people can live, work, and spend time without leaving the city center—a trend that continues to gain momentum as the community grows.

Turning an Underutilized Site Into Downtown Housing

The Neue Condos will be built on a currently underutilized parcel in Comal County, transforming the site into a 72,060-square-foot mixed-use property designed to blend with the surrounding character of downtown New Braunfels.

Developers say the project will incorporate natural-tone materials, locally inspired architecture, and public artintended to complement the historic feel of the area while introducing modern residential spaces.

The development is being led by Gillum Development and Seals Family Properties, with architectural design by TBA Douglas.

Plans call for a four-story building featuring residential units and amenity areas on the first level along with future commercial spaces, while the upper floors will include a mix of one-, two-, and three-bedroom condominium units.

Designed for Full-Time Living in Downtown New Braunfels

Unlike some downtown residential developments that allow short-term rentals, The Neue is designed for owner-occupied living, a factor that developers say supports long-term residential stability in the downtown district.

The project will include 43 condominiums ranging from one- to three-bedroom layouts. Interior features are expected to include hardwood flooring, spacious closets, walk-out balconies, and high-end finishes.

Amenities planned for residents include:

  • Resort-style pool
  • Indoor and outdoor lounge areas
  • Fitness center
  • Outdoor kitchen and gathering space
  • Dog park and pet washing station
  • Onsite parking

Together, these amenities are designed to support walkable urban living in downtown New Braunfels, where residents can live within close proximity to local restaurants, shops, and community events.

Retail and Office Space Planned on the Ground Floor

In addition to residential units, The Neue will incorporate over 5,000 square feet of retail and professional office space available for purchase.

The commercial component could introduce new opportunities for local businesses, boutique retail shops, or professional services seeking a downtown presence.

Mixed-use projects like this are becoming increasingly common in growing Texas communities as cities work to balance residential growth with economic activity in walkable downtown districts.

Sustainability and Design Considerations

Project plans indicate the building will incorporate high-efficiency energy and water systems, along with off-street parking and landscaping features designed to support the surrounding environment.

The development is also intended to encourage an active lifestyle where residents can walk or bike to nearby businesses and attractions in downtown New Braunfels.

Landscape buffers and site design elements are planned to integrate the project into the existing neighborhood while maintaining the character of the downtown area.

Early Site Preparation Underway

The Neue Condos project is currently in the pre-construction phase, with demolition work beginning on the site as part of early preparation efforts.

If construction begins as scheduled in June 2026, the development is expected to open in fall 2027, bringing new residential and commercial activity to one of the city’s central corridors along West San Antonio Street.

As New Braunfels continues to grow, projects like The Neue reflect a broader shift toward downtown residential living that supports local businesses, walkability, and long-term community investment.
