PopUp Bagels Plans New Cinco Ranch Location at LaCenterra in Katy

Cinco Ranch residents may soon have a new place to pick up hot bagels and rotating specialty schmears as PopUp Bagels prepares to expand its growing national footprint with a location at LaCenterra at Cinco Ranch in Katy.

The proposed PopUp Bagels Cinco Ranch shop would occupy Suite 1130 at 23501 Cinco Ranch Boulevard, placing the takeout-focused concept inside one of the area’s best-known shopping, dining and gathering destinations. For local families, commuters and weekend visitors, the addition would introduce another quick breakfast and catering option close to home.

A state permit filing lists an estimated construction cost of $350,000 for the 1,337-square-foot space. Renovation work is scheduled to begin Aug. 1, 2026, and reach completion by Sept. 15, 2026, although construction timelines can change and an official opening date has not been announced.

Former Salon to Become All-Electric Bagel Kitchen

Plans call for the interior renovation of a second-generation retail space that previously operated as a salon. The project scope includes an all-electric commercial kitchen, a front-of-house takeout counter and the retention of an existing unisex restroom.

The compact layout reflects the operating model that has helped distinguish PopUp Bagels from a traditional bagel shop or full-service breakfast restaurant. Rather than building its menu around made-to-order breakfast sandwiches, the company focuses on hot, whole bagels sold by the bag and paired with containers of cream cheese, butter and rotating specialty schmears.

That streamlined format could make the Cinco Ranch location particularly useful for residents picking up breakfast for the family, bringing food to a youth sports game, meeting friends at a nearby park or ordering a larger spread for an office, school or neighborhood gathering.

What Is PopUp Bagels?

Founded by Adam Goldberg in Westport, Connecticut, PopUp Bagels began as a local pop-up and developed a following around a simple idea: serve freshly baked bagels in small batches while they are still hot.

The brand’s signature “Grip, Rip and Dip” approach encourages customers to tear apart whole bagels and dip them into shared containers of schmear. The company describes its bagels as having crisp crusts, soft centers and carefully balanced toppings, with batches baked continuously throughout the day.

PopUp Bagels has since grown to approximately 45 locations nationwide. Its official directory currently lists 45 locations, including three in Texas: one at 700 Town and Country Boulevard in Houston and two Dallas shops at 5450 West Lovers Lane and 2323 North Henderson Avenue. 

The Cinco Ranch project would expand the company’s reach farther west into the Katy area and give Fort Bend County customers an option closer than the Houston location near CityCentre.

A Small Menu Built Around Hot Bagels and Schmear

PopUp Bagels keeps its core menu intentionally limited. Bagel varieties typically include plain, everything, poppy seed, salt and sesame, while everyday spreads include plain cream cheese, scallion cream cheese and salted butter.

Weekly specials bring more variety through limited-time flavors such as apple pie cream cheese or garlic rosemary butter. Smoked salmon, coffee, cold brew, juice, lemonade and other drinks may also be available, depending on the location and current menu.

Customers can generally order packages of three, six, 12 or 30 bagels with accompanying schmears. Delivery, advance ordering, in-store pickup and catering are part of the company’s broader service model. The brand describes its catering program as an alternative to the standard bagel box, with add-ons designed for home gatherings, offices, celebrations and community events.

What the Cinco Ranch Location Could Mean for Katy

The planned PopUp Bagels at LaCenterra reflects continued interest from national food and beverage brands in Cinco Ranch and the broader Katy area. It also adds a different type of morning and daytime concept to a center already frequented by residents for shopping, dining, entertainment and community events.

Because the store is designed primarily around takeout rather than a large dining room, the experience will likely center on quick pickup, freshly baked batches and group orders. Customers should also expect the lines associated with the brand’s busiest openings, although PopUp Bagels says continuous baking and its limited menu are intended to keep orders moving.

The company’s Houston location at 700 Town and Country Boulevard is listed with daily hours of 7 a.m. to 4 p.m., but operating hours for the future Cinco Ranch shop have not yet been released. 

What Happens Next

Construction is currently scheduled to take place from Aug. 1 through Sept. 15, 2026. Completion of the renovation would not necessarily mean the shop will open immediately, as hiring, inspections, equipment installation, staff training and final preparations may still be required.

PopUp Bagels has not announced a confirmed grand-opening date for the Cinco Ranch location. Residents can stay tuned for updates on opening plans, hours, online ordering and menu offerings.
