Permit Filings Hint at Trader Joe’s Opening in Cypress Near Towne Lake

Rumors have been swirling in Cypress, and this time, they might just be true. A set of recent construction permits and an alcohol license application strongly suggest that a Trader Joe’s grocery store could be coming to Towne Lake Parkway, just behind Dutch Bros off Barker Cypress Road, near the intersection with Tuckerton Road. The site is conveniently located near Kroger Marketplace shopping center and the popular Boardwalk at Towne Lake.

According to public records filed in February 2025 with the Texas Department of Licensing and Regulation, a $2.5 million project labeled “Specialty Grocer” is coming to 9715 Towne Lake Parkway, Cypress, TX 77433, with a completion date estimated for mid-July 2025. The permit outlines the creation of a 15,021-square-foot shell building for a future retail tenant, and it names CC TL Retail, L.P.—part of Caldwell Companies, the developer of Towne Lake—as the project owner. The design is being handled by Boucher Design Group, a Houston-area architecture firm known for shaping popular West Houston destinations like LaCenterra at Cinco Ranch and Stableside at Falcon Landing in Katy.

While the name “Trader Joe’s” doesn’t appear explicitly in the construction permit, another clue surfaced in the Daily Court Review: Trader Joe’s East, Inc. has filed an application for a Wine-Only Package Store Permit at the exact same address, listing its store as #433.

Still, the grocery chain remains tight-lipped about the news. When My Neighborhood News reached out for confirmation in February and again on April 1, Nakia Rohde, Public Relations Manager for Trader Joe’s, offered this measured response: “We are actively looking at hundreds of neighborhoods across the country as we hope to open more new neighborhood stores each year. At this time, we do not have a location confirmed in Cypress, TX.”

That hasn’t stopped the buzz in local circles. For residents in Cypress—especially those who regularly drive to Katy or central Houston for their Trader Joe’s favorites—the possibility of a neighborhood location is an exciting prospect.

The Towne Lake site, just north of Lone Star College–CyFair, would offer easy access for students, families, and nearby residents. Its proximity to the Boardwalk’s restaurants, shops, and walking trails would make it a natural fit for the area’s walkable, community-centered vibe.

If confirmed, the Cypress store would add to the six existing Trader Joe’s stores in the Greater Houston Area, located in The Woodlands, Sugar Land, Katy, and several inside Houston city limits. The grocer also has a new store planned for Kingwood, with construction expected to begin this summer, according to official permit filings.

Founded in 1967, Trader Joe’s has built a devoted following for its unique products, affordable pricing, and approachable store atmosphere. Known for skipping loyalty programs, coupons, and flashy sales, Trader Joe’s focuses instead on consistent value, quality private-label goods, and friendly service—elements that have helped it become one of the most beloved grocery brands in the country.

While an official announcement is still pending, all signs point to Cypress as the next stop on Trader Joe’s Texas expansion. And if the rumors prove true, local shoppers—especially golf cart-driving Towne Lake residents and Cypress neighbors—may soon be swapping long drives for quick, convenient trips to pick up their favorite Trader Joe’s finds just around the corner.
