Spring-area diners are in line to get a new kind of fast-casual restaurant experience — one where the meal may still be cooking when it reaches the table.

Pepper Lunch, a Japanese-born restaurant concept known for serving meats, rice, vegetables and other ingredients on extremely hot iron plates, is planning a location at The Market at Springwoods Village, 2174 Spring Stuebner Road, Suite 340, in Spring.

A construction filing for the project lists an estimated $850,000 renovation of an existing restaurant space, including a new interior finish-out, equipment, lighting, furniture, fixtures and equipment. Work is currently scheduled to begin Dec. 7, 2026, with an estimated completion date of April 26, 2027.

For residents near Springwoods Village, City Place and the broader Spring area, the project adds another international dining concept to a growing restaurant corridor along Spring Stuebner Road.

What is Pepper Lunch?

Pepper Lunch traces its roots to Tokyo, Japan, where the concept began in 1994. Rather than preparing every component of a meal completely in the kitchen, the restaurant built its identity around a do-it-yourself teppanyaki format in which ingredients arrive on a heated iron plate and diners mix and finish the meal themselves. 

That interactive element is a big part of what separates Pepper Lunch from a typical Japanese fast-casual restaurant.

The company's patented cooking system uses high-energy induction cookers and specially designed iron plates to retain heat as the food reaches the table. Pepper Lunch describes the experience as "Sizzle It Your Way," allowing customers to mix ingredients and sauces while meats and vegetables continue cooking on the hot plate. 

The concept has grown well beyond Japan. Pepper Lunch reported in June 2026 that it had more than 570 restaurants across 17 countries, making the upcoming Spring location part of a global restaurant brand undergoing renewed expansion in Texas.

What's on the Pepper Lunch menu?

For someone searching for what to eat at Pepper Lunch, the restaurant's signature item is its Beef Pepper Rice, a hot-plate combination centered around thinly sliced beef and rice.

The current North American Pepper Lunch menu also features variations including Chicken Pepper Rice, Salmon Pepper Rice, kimchi pepper rice dishes and tofu options. Other categories include teriyaki plates, Japanese curry, steak, seafood, pasta and side dishes. 

Higher-protein options include Angus ribeye, New York steak, Angus hamburg steak and diced Angus steak, while seafood and other selections include salmon, shrimp and combination plates. 

The food arrives sizzling, giving customers a brief window to stir the rice, meat, corn and seasonings together and decide how thoroughly they want ingredients cooked. In other words, the tabletop experience is part of the meal rather than simply the presentation.

Pepper Lunch is making a bigger return to Greater Houston

The Spring restaurant is not an isolated project.

Pepper Lunch previously operated in Houston's Bellaire area, where a restaurant was developed at Bellaire Food Street beginning in 2019. That location later closed, and the brand's former Texas presence had ended by 2024. 

Now, Pepper Lunch is mounting a much larger comeback.

The company announced in June that franchise group Sizzling Hospitality had signed a 20-unit Texas development agreement. At the time, Pepper Lunch identified Missouri City as one of its first secured Greater Houston locations, alongside several projects in the Austin area. 

Since then, commercial real estate representatives involved in the Houston expansion have identified multiple Greater Houston sites, including The Market at Springwoods Village in Spring, Fort Bend Town Center in Missouri City and Market at Town Center in Sugar Land. Additional planned locations have been announced for Pearland, Bellaire and the Dunham Pointe development in Cypress. 

Pepper Lunch leadership has previously said the company is targeting roughly 10 to 12 Greater Houston restaurants over several years, suggesting local diners could begin seeing the name more frequently across the region. 

Why The Market at Springwoods Village makes sense

The planned restaurant will join an already food-heavy lineup at The Market at Springwoods Village, a shopping center anchored by Kroger along Spring Stuebner Road.

Current tenants include CAVA, Tarka Indian Kitchen, Pokemoto, JINYA Ramen Bar, Torchy's Tacos, Urban Bird Hot Chicken, Chick-fil-A and other restaurants and services. The center's leasing information already identifies Pepper Lunch in Suite 340, further confirming the brand's planned arrival. (Regency Centers)

For nearby residents and employees, that means Pepper Lunch will enter an area where diners already have a wide range of quick-service and fast-casual choices, particularly Asian and globally inspired concepts.

Its interactive hot-plate format, however, gives Pepper Lunch a somewhat different lane: faster than a traditional full-service teppanyaki restaurant but more hands-on than a typical counter-service meal.

When will Pepper Lunch open in Spring, Texas?

The construction filing does not list an official restaurant opening date.

Instead, it provides a construction timeline running from Dec. 7, 2026, through April 26, 2027. Construction schedules can change, and completion of a build-out does not necessarily mean a restaurant will open immediately afterward.

Previous reporting on Pepper Lunch's Houston expansion indicated the Springwoods Village restaurant was being targeted for spring 2027, which generally aligns with the current construction schedule. 

The planned Spring restaurant represents a 1,765-square-foot renovation project, according to the filing, with new equipment, lighting and interior finishes expected to transform the existing space into the Pepper Lunch concept.

For Spring residents watching the steady growth around Springwoods Village and City Place, Pepper Lunch adds another name to the area's increasingly diverse dining scene — and one that comes with a distinctive soundtrack of its own: the sizzle of dinner finishing right at the table.
