New Kelsey-Seybold Clinic to Bring Expanded Healthcare Access to Texas Heritage Marketplace in West Katy in 2027
A new chapter in healthcare access is on the horizon for West Katy residents. According to official permit filings, Kelsey-Seybold Clinic will construct a 54,750-square-foot, three-story medical building in the southwest quadrant of Texas Heritage Marketplace—one of the region’s most anticipated mixed-use developments. Located at 1553 Heritage Oak Lane in Katy, TX 77494, the clinic is slated to break ground in March 2026 with a projected completion date of March 2027.
The future Kelsey-Seybold Clinic – West Katy will stand near the upcoming Target, EōS Fitness and other national and local retailers that are anchoring the sprawling 750,000+ square-foot retail destination near I-10 and Texas Heritage Parkway.
Responding to West Katy’s Rapid Growth
With the West Katy area experiencing explosive residential and commercial development—including a projected 83% population growth from 2020 to 2025 and more than 150,000 residents within a five-mile radius—the new medical facility will be a welcome resource for families in surrounding communities like Jordan Ranch, Cross Creek Ranch, Tamarron, and Firethorne.
The region’s growth has been fueled by a boom in master-planned neighborhoods and economic investment, such as the nearby Amazon distribution center and proximity to major employers like Igloo and Tesla. Kelsey-Seybold’s investment further positions Texas Heritage Marketplace as a regional healthcare and retail hub for Katy and Fulshear.

Designed by Houston-based Kirksey Architecture, the West Katy clinic will follow the Kelsey-Seybold Clinic Module—a highly efficient layout developed in collaboration with Kelsey-Seybold’s operations and clinical teams. This innovative format supports horizontal expansion and optimizes space for coordinated, multi-specialty care.
The new facility will likely house an integrated suite of services including diagnostic imaging, a laboratory, and a retail pharmacy, with infrastructure in place to support mobile MRI services. These features allow for a streamlined experience, reducing the need for patients to visit multiple locations to receive care.
Kelsey-Seybold’s model of value-based, preventive care has earned national recognition as the first accredited Accountable Care Organization in the U.S. The organization has steadily expanded its footprint across Greater Houston with recent openings in Katy, Pearland, Clear Lake, and Humble.

The clinic’s location within Texas Heritage Marketplace places it in a prime position to serve the booming West Katy area.
