For Magnolia residents watching the FM 1488 corridor change almost by the month, another significant project is now on the horizon — and this one is focused on healthcare.

A new Memorial Hermann Hospital System medical office building is planned at 38870 Spur 149 in Magnolia, within the Magnolia Village development in Montgomery County. The approximately $10.5 million new-construction project is expected to begin Dec. 1, 2026, with completion currently scheduled for Dec. 1, 2027, according to state filings..

Plans call for construction of a two-story core-and-shell medical office building, along with associated site work. Because the filing describes the project as a core-and-shell building, specific medical practices, physicians or services that could eventually operate there have not been identified in the information provided.

That distinction matters: this is being planned as a medical office building, not a new hospital, based on the current project description.

Memorial Hermann joins a busy Magnolia Village corridor

The location puts the future medical building in one of Magnolia's most active commercial areas.

Magnolia Village sits at the southeast corner of FM 1488 and Spur 149, directly across Spur 149 from H-E-B Magnolia Place. The shopping center's site plan places Memorial Hermann along the Spur 149 side of the property in the portion identified as Phase II.

The larger Magnolia Village development already brings together a growing mix of shopping, restaurants and services. Leasing materials identify businesses and destinations in and around the center including Lowe's, Academy Sports + Outdoors, Whataburger, Starbucks, Taco Bell, McDonald's, PNC Bank, Mister Car Wash and several other restaurants and service businesses. The development is also adjacent to Allora Magnolia, a 300-unit multifamily community.

That combination helps explain why a medical office project could be particularly notable for residents. In addition to the growing retail presence in the area, the Memorial Hermann project would introduce a healthcare use into a commercial center many Magnolia-area families already pass during everyday trips for groceries, dining and shopping.

Magnolia's growth continues to reshape FM 1488

The project also reflects the larger growth story playing out across Magnolia and southwest Montgomery County.

Magnolia Village marketing materials cite a 2025 population of 15,611 within three miles and 41,339 within five miles, with project population growth of more than 40% during the next five years, although those figures are development marketing estimates and could change over time.

Traffic is already substantial. The development's brochure cites 2023 TxDOT counts of approximately 26,759 vehicles per day on FM 1488 and 12,504 vehicles per day on Spur 149. Leasing materials also estimate that the H-E-B Magnolia Place across the intersection draws about 1.7 million annual visitors.

For residents, that growth increasingly means that services once concentrated farther into The Woodlands, Tomball or other parts of Montgomery County are finding their way closer to Magnolia neighborhoods.

What happens next for the Magnolia Memorial Hermann project

Construction is currently scheduled to begin in December 2026 and continue for approximately one year, putting the listed completion date in December 2027.

Many details remain to be announced, including the building's eventual tenants, medical specialties and opening timeline after the core-and-shell construction is finished. The current plans do, however, provide an early look at another piece of Magnolia Village taking shape — and at the continued expansion of healthcare and commercial development along FM 1488.

For Magnolia families, the larger significance may ultimately come down to convenience. As the community grows, having more medical offices closer to where residents already live, shop and commute can mean fewer trips outside the immediate area for routine appointments and specialty care — depending on which services ultimately locate in the building.
