Los Cucos Mexican Cafe Plans $2.5 Million Restaurant at Fulshear Central
For many Houston-area families, Los Cucos is already a familiar name, and now the longtime Mexican restaurant brand is preparing to move closer to Fulshear.
A new Los Cucos Mexican Cafe is planned for 29607 FM 1093 in Fort Bend County, where it will become part of Fulshear Central, a developing mixed-use destination designed to bring restaurants, retail, offices and gathering spaces together along one of the area’s busiest growth corridors.
According to a state project filing, the approximately $2.5 million Los Cucos project calls for a 15,100-square-foot restaurant, adding another substantial dining option to a part of west Fort Bend County where new neighborhoods and commercial development continue to take shape.
For residents who regularly travel east toward Katy or deeper into the Houston area for dining, the new location could mean one more recognizable option much closer to home. Its place within Fulshear Central also gives the restaurant a role in a larger project intended to create a walkable place where residents can eat, shop, work and spend time outdoors.
Los Cucos joining Fulshear Central along FM 1093
Fulshear Central is being developed as a 22-acre mixed-use and lifestyle center along FM 1093, with plans that combine retail, office space and outdoor gathering areas.
According to the development’s official website, the property is planned for approximately 75,000 square feet of retail space, more than 56,000 square feet of office condominiums and 17 buildings. The site also includes a five-acre pond, roughly two acres of park space and a walking trail around the water.
The development team has described the project as pedestrian-oriented, with single-story retail along FM 1093 and retail and office buildings arranged around a central town square and green space. Plans also call for an open-air pavilion and additional spaces intended for community activity.
For nearby residents, that means Los Cucos would be one piece of a larger destination taking shape along FM 1093, with dining, retail, office space and outdoor amenities planned within the same development.
As additional tenants open at Fulshear Central, residents may have more reasons to make a single stop for a meal, shopping, errands or time outdoors rather than traveling to several different commercial areas.
The state filing for Los Cucos describes the work as additions to an existing building for a new restaurant. According to the filing, construction is currently scheduled to begin Oct. 1, 2026, with completion listed for Dec. 31, 2026.
Those dates should not be considered a confirmed opening timeline. TDLR dates reflect anticipated construction activity and can change as a project moves through permitting, construction, inspections and restaurant preparations. Los Cucos has not yet publicly announced an opening date for the Fulshear location.
Los Cucos began as a small Houston cafe
Los Cucos traces its beginnings to 1991, when brothers Sergio and Manuel Cabrera opened a small cafe near Highway 6 and Clay Road in Houston. More than three decades later, the restaurant has grown well beyond that original location while maintaining a particularly strong presence across the Houston area.
The Los Cucos website currently lists 18 restaurants, including locations throughout Greater Houston and other parts of Texas, along with one location in Sandy, Utah.
Around Houston, Los Cucos can be found in Katy and near Katy Mills, as well as Jersey Village along U.S. 290, west Houston on Clay Road, the Cypress area along Tomball Parkway, northwest Houston, Fall Creek near Humble, Kingwood, Pearland, Woodforest in Montgomery and The Woodlands.
The brand also operates Texas restaurants in Bay City, Bryan, College Station, El Campo, Seguin and Waco.
That existing footprint is especially relevant for Fulshear. With two Los Cucos restaurants already in Katy, many west Fort Bend County residents may already know the brand, while a Fulshear Central location would extend its presence farther west along the FM 1093 corridor.
What is on the Los Cucos menu?
Los Cucos describes its food as Mexican cuisine made with fresh ingredients, with a menu that blends longtime Tex-Mex favorites with seafood, grilled dishes and other Mexican specialties.
Fajitas remain one of the restaurant’s best-known offerings, with beef, chicken and mixed fajita plates served with rice, borracho beans, pico de gallo, guacamole and tortillas.
The broader Texas menu includes enchiladas, tacos, quesadillas, ceviche, seafood, stuffed avocados, carnitas, soups, mixed plates and grilled specialties. Diners can also find dishes such as quesabirria, shrimp and fish tacos, caldo de res and tableside guacamole.
Some of the larger grilled combinations bring several of those flavors together. Los Cucos’ Parrilla Jalisco, for example, combines grilled quail, cheese, shrimp and beef and chicken fajitas, while other platters feature carnitas, ribs, sausage and seafood.
The restaurant also offers lunch specials, lighter selections and desserts including flan, sopapillas, churros, bread pudding and tres leches cake.
One detail that has remained part of the Los Cucos approach through its growth is the breadth of the menu. A family sharing a table can order traditional combination plates alongside seafood, grilled meats, tacos or lighter dishes, giving the restaurant a wide appeal for both casual meals and larger gatherings.
Another restaurant investment along the Fulshear growth corridor
For Fulshear-area residents, the significance of the project goes beyond a new place to order fajitas.
FM 1093 has become one of the key commercial corridors serving the residential communities stretching west of Katy and Richmond toward Fulshear. As more homes have arrived, restaurants, shops, offices and everyday services have increasingly followed.
Fulshear Central is being developed with that changing community in mind. Its developer, Janapriya Upscale Developers, says the concept was created to give Fulshear residents a lifestyle center closer to home, with retail and offices arranged around outdoor spaces rather than relying solely on a traditional strip-center layout.
The addition of a 15,100-square-foot Los Cucos would bring a sizable restaurant component to that vision while giving longtime customers in west Fort Bend County another location for a brand that began in the Houston area more than three decades ago.
What happens next
Construction on the Los Cucos project is currently projected to begin Oct. 1, 2026, with completion listed for Dec. 31, 2026, according to the state filing.
A restaurant opening would typically require additional work beyond the construction timeline, including inspections, staffing, training and final operational preparations. No official grand opening date has been announced.
As Fulshear Central continues to take shape, Los Cucos adds another recognizable name to a development intended to become a dining, retail and community destination for residents along the FM 1093 corridor.
