Homeplace Master-Planned Community in Montgomery to Open with Extensive Trail System and Outdoor Amenities

A new master-planned community taking shape in Montgomery County is aiming to redefine what outdoor living looks like for families north of Houston.

Known as Homeplace, the 2,100-acre development is planned near Lake Conroe, bounded by Highway 105, FM 149, FM 2854 and the Lake Creek High School area. While many new communities highlight parks and walking trails, Homeplace is placing active outdoor recreation at the center of its design, with plans for an extensive network of hiking, biking and mountain biking trails woven throughout the development.

For residents of Montgomery and the growing Lake Conroe area, the project represents another sign of continued investment in one of the region's fastest-growing corridors. The community's location provides convenient access to Lake Conroe, the Sam Houston National Forest, Montgomery ISD schools and major transportation routes connecting residents to The Woodlands and the greater Houston area.

A Community Designed Around Trails and Outdoor Recreation

According to plans released by the Rochester Development, the developer behind the project, Homeplace will feature approximately 17 miles of dedicated bike lanes, along with both paved and natural-surface trails designed for walking, cycling and mountain biking.

One of the most distinctive aspects of the project is a planned mountain biking trail system intended to connect neighborhoods with community destinations, including schools and recreational amenities. The trail network is being developed with youth cycling and family recreation in mind, reflecting the growing popularity of mountain biking throughout Texas.

The emphasis on trails and connectivity aligns with broader trends across Montgomery County, where residents increasingly seek communities that offer direct access to outdoor recreation without leaving their neighborhoods.

Rooted in Montgomery County History

The land that will become Homeplace has deep ties to the Randall family, whose ownership in the area dates back generations. The family previously operated cattle ranching operations on portions of the property and announced plans for the master-planned community in 2025.

Phase One of the development encompasses approximately 446 acres, with additional phases planned over time. Development leaders have emphasized preserving the property's natural character, including wooded areas, rolling terrain and existing waterways, while creating a community designed for long-term growth.

That balance between preservation and development has become increasingly important in Montgomery County as population growth continues to bring new residents seeking a blend of small-town character and modern amenities.

Schools Already Anchor the Area

Unlike many master-planned communities that wait years for educational infrastructure to arrive, Homeplace is being developed around schools already serving local families.

Lake Creek High School and Creekside Elementary School are located within the broader area planned for the community, providing an established educational foundation as residential development moves forward.

The planned trail system is expected to create additional connections between neighborhoods, schools and recreational spaces, helping support alternative transportation options for students and families while encouraging outdoor activity.

Amenities Planned for Future Residents

In addition to its extensive trail network, Homeplace plans include a large amenity center known as The Hub, envisioned as a gathering place for residents.

Proposed amenities include sports fields, swimming pools, playgrounds, open green space, a dog park and other recreational features designed to encourage community interaction and outdoor activity.

The approach reflects a growing demand among homebuyers for neighborhoods that offer experiences and connections beyond traditional residential development.

What Happens Next

Development plans indicate that Homeplace's first residential phase will include more than 300 homes, with initial lot deliveries anticipated in 2027 and home sales expected to begin thereafter.

As Montgomery County continues to attract new families and investment, Homeplace represents one of the area's most ambitious master-planned communities, combining residential growth with a strong emphasis on trails, recreation and preserving connections to the outdoors.
