Harris County Homeowners May See Property Appraisers in Their Neighborhoods: Here’s How to Verify Their Identity
According to Harris Central Appraisal District (HCAD), residential field appraisers conduct inspections throughout the year to verify property characteristics, identify changes to structures and maintain accurate information used to determine property values. These inspections are part of the district’s regular appraisal responsibilities and do not necessarily indicate a problem with a homeowner’s property.
For King Crossing residents and other Harris County communities, understanding what these inspections involve and how to identify legitimate appraisers can help provide peace of mind when someone unfamiliar is seen near their home.
What Are Appraisers Looking For?
HCAD conducts several types of field inspections, including reviews of new construction, recently sold properties and existing homes.
The district generally aims to inspect each residential property in Harris County once every four to six years, even if the property has not recently changed ownership or undergone construction.
During these visits, appraisers may verify exterior measurements, building characteristics, improvements and other information used to maintain accurate appraisal records.
Some inspections are completed from a vehicle, while others involve an appraiser approaching the property for a closer examination.
How Can Homeowners Identify an HCAD Appraiser?
HCAD provides specific information to help residents recognize authorized field appraisers.
According to the district, legitimate HCAD residential appraisers:
- Drive personal vehicles displaying magnetic signs identifying them as HCAD employees.
- Wear blue vests or jackets with the HCAD emblem on the front and “HCAD APPRAISER” on the back.
- Carry identification badges displaying their photograph, name and unique appraiser number.
- May knock on the front door, identify themselves and request permission to measure exterior structures.
If a homeowner declines access, the appraiser will leave the property and estimate its characteristics from the street. When nobody is home, appraisers may measure accessible portions of structures without entering a gate.
HCAD also explains that appraisers frequently use electronic devices to record property information while sitting in their vehicles, which serve as mobile workspaces.

King Crossing homeowners can also review HCAD’s Residential Field Appraiser Facts for additional information about the inspection process.
Although HCAD’s field inspection guidance is not associated with a specific scam warning, residents are encouraged to verify the identity of unfamiliar visitors before allowing access to their property.
Sharing this information with neighbors, particularly older residents or those unfamiliar with the appraisal process, can help ensure homeowners know what to expect and where to turn with questions.
