The district has posted a public notice advising homeowners that appraisers are conducting inspections throughout Fort Bend County. These visits are part of the appraisal process, which helps ensure property characteristics and improvements are accurately documented for property valuation purposes.

For homeowners in Katy West 1 and other Fort Bend County communities, the notice serves as a helpful reminder that property inspections are a normal part of the appraisal district’s responsibilities.

What Are Appraisers Looking For?

According to Fort Bend Central Appraisal District (FBCAD), property inspections help the district verify that information used to determine a home’s appraised value remains accurate.

During an exterior inspection, appraisers may examine a property’s size, construction quality, physical condition and visible improvements, including buildings, structures and other features that could affect its value.

FBCAD explains that properties are appraised annually, although an annual appraisal does not necessarily mean someone physically visits every home each year. The district may also use aerial photography and other available information to review property characteristics.

One important detail for homeowners: FBCAD states that its appraisers never ask to inspect the inside of a home without an appointment.

What Should Homeowners Know About Property Inspections?

Exterior property inspections can help identify changes that may not be reflected in existing appraisal records, including additions, improvements or changes in a home’s physical condition.

Appraisers may also review exterior measurements to confirm that a property’s recorded square footage is accurate.

FBCAD notes that exterior measurements sometimes differ from figures provided by homebuilders because appraisal districts measure structures from the outside, while builders may calculate interior living areas differently.

Homeowners who believe their property’s recorded characteristics are incorrect can contact the district to request assistance.

How Can Homeowners Verify an Appraiser?

Residents who notice an unfamiliar individual inspecting their property are encouraged to take reasonable precautions and verify that the person represents FBCAD.

Homeowners can ask the individual to identify themselves and independently contact the appraisal district using its published telephone number.

Residents should also remember that FBCAD appraisers do not request interior home inspections without an appointment.

If a visitor’s identity or purpose is unclear, homeowners can contact FBCAD before allowing access to their property.

Questions or Concerns? Contact FBCAD Directly

Residents who have questions about property inspections, appraisal records or an unfamiliar visitor can contact the Fort Bend Central Appraisal District.

Katy West 1 homeowners can also visit the district’s online knowledge base for answers to frequently asked questions about property inspections, valuations and appraisal records.

While FBCAD has not connected its property inspection announcement to any particular scam, verifying the identity of unfamiliar visitors is a sensible precaution.

Residents are encouraged to share this information with neighbors so homeowners throughout Fort Bend County know what to expect and how to contact the appraisal district with questions or concerns.
