Five Below Coming to Spring’s Grand Imperial Marketplace Along Grand Parkway, Joining Sprouts, Marshalls and Planet Fitness

North Houston
October 27 2026

Families in Spring, Imperial Oaks and surrounding Montgomery County neighborhoods will soon have another place to shop for affordable gifts, seasonal decorations, toys and everyday finds. Five Below is planning a new store at Grand Imperial Marketplace, a developing shopping center along the Grand Parkway near Imperial Promenade Drive.

The discount retailer will join a growing list of recognizable businesses planned for the center, including Sprouts Farmers Market, Marshalls and Planet Fitness. For residents of nearby neighborhoods such as The Highlands and Woodson’s Reserve, the development will bring additional shopping, grocery and fitness options closer to home.

According to construction information filed with the Texas Department of Licensing and Regulation (TDLR), the new Five Below will occupy approximately 8,281 square feet, with an estimated $175,000 investment in tenant improvements. Construction is scheduled to begin January 25, 2027, with completion projected for October 11, 2027.

While an official opening date has not been announced, the retailer is already listed as "Coming Soon" on the Grand Imperial Marketplace tenant directory, confirming its place in the development's planned retail lineup.

What Is Five Below, and What Will Shoppers Find at the New Spring Store?

Five Below has built its reputation around inexpensive, trend-focused merchandise, particularly products popular with children, teenagers and families. Despite its name, not everything in the store costs $5 or less.

Founded in Philadelphia in 2002 by entrepreneurs David Schlessinger and Tom Vellios, Five Below originally focused on selling affordable products in a shopping environment designed to be fun and easy to browse. Over the years, the company has expanded its merchandise selection while continuing to emphasize low prices.

Today, most products are priced at $5 or less, although certain merchandise costs more. The retailer organizes its changing inventory into categories that include candy, beauty and personal accessories, room decorations, toys, electronics, sports equipment, arts and crafts, party supplies and seasonal merchandise.

For parents, that might mean picking up birthday party favors, school-related supplies or small rewards for children. Teenagers may recognize the store for its phone accessories, collectible merchandise, beauty products and room decorations. Holiday shoppers can also find seasonal decorations, stocking stuffers and inexpensive gifts.

One of Five Below's distinguishing features is its frequently changing inventory. Alongside everyday merchandise, stores regularly introduce products tied to holidays, popular entertainment, emerging trends and licensed characters.

According to the company's August 2026 financial reporting, Five Below operated 2,022 stores across 46 states, reflecting its growth from a single Philadelphia-area location into a national retail chain.

Where Are Other Five Below Stores Near Spring, Texas?

Five Below is already familiar to many Greater Houston shoppers, with existing locations throughout Spring, Houston, Humble, Conroe, Cypress, Katy and other surrounding communities.

According to the company's official store directory, existing Spring-area locations include Grand Parkway Marketplace at 6600 Spring Stuebner Road and Klein Square at 16872 Stuebner Airline Road.

Other nearby locations include Humblewood Shopping Center at 19659 U.S. Highway 59 in Humble, Atascocita Commons at 6705 FM 1960 East, and two stores in Conroe at 243 South Loop 336 West and 2924 Interstate 45 North.

The retailer also operates numerous Houston locations, including stores along FM 1960, Tomball Parkway and other major shopping corridors.

The planned Grand Imperial Marketplace store will give residents along the eastern Grand Parkway corridor another option without necessarily having to drive toward Interstate 45, Humble or other established retail areas.

Grand Imperial Marketplace Bringing More Shopping Options to the Spring Area

The new Five Below is part of a much larger retail development taking shape at the northwest corner of Grand Parkway (Highway 99) and Imperial Promenade Drive, near Riley Fuzzel Road in Spring.

Developed by Houston-based commercial real estate company Fidelis, Grand Imperial Marketplace is being positioned as a major shopping destination for the residential communities growing along the Grand Parkway between Interstate 45 and Interstate 69.

The development's planned tenant lineup currently includes:

  • Sprouts Farmers Market: A grocery retailer specializing in fresh produce, natural and organic foods, vitamins and other grocery products.

  • Marshalls: An off-price department store offering clothing, shoes, accessories, home furnishings and other merchandise.

  • Planet Fitness: A national fitness chain known for its membership-based gyms and exercise equipment.

  • Five Below: A specialty discount retailer offering toys, candy, beauty products, electronics, seasonal items and inexpensive gifts.

All four businesses are listed as coming soon on the property's official directory.

The center is planned for an area where residential development has been underway for years, with additional homes still expected as surrounding master-planned communities continue expanding.

Fidelis identifies nearby residential developments including The Highlands, Woodson's Reserve, Meadows at Imperial Oaks, Porters Mill and other projects in its marketing materials for Grand Imperial Marketplace.

For families already living along this stretch of the Grand Parkway, the larger retail development could reduce the need to travel farther for certain groceries, shopping trips and fitness services.

Construction Plans Offer a Closer Look at the New Retail Development

The Five Below filing identifies the project as an 8,281-square-foot tenant buildout, with construction expected to run from January 25 through October 11, 2027.

The $175,000 estimated construction cost applies to the Five Below tenant improvements rather than the full Grand Imperial Marketplace development.

Separately, a TDLR filing for Grand Imperial Marketplace identifies a 123,558-square-foot retail shell building at 5225 Riley Fuzzel Road, with an estimated construction cost of approximately $8.8 million. That filing lists an anticipated completion date of August 15, 2027, for the shell construction work.

Another incoming tenant, Sprouts Farmers Market, is also targeting 2027 for its planned Spring location. According to an October 5, 2026, update published by Fidelis, the approximately 23,024-square-foot Sprouts store is expected to begin interior construction in January, with completion targeted for October 2027.

Although these construction schedules offer an idea of when individual storefronts may be ready, they do not necessarily indicate when each business will open to customers. Final opening dates can depend on inspections, staffing, merchandise deliveries and other preparations.

What Happens Next for Five Below at Grand Imperial Marketplace?

For now, Five Below has not publicly announced a grand opening date for its Grand Imperial Marketplace location. The October 11, 2027, completion date included in the construction information should be considered a projected construction milestone rather than a confirmed store opening.

Additional details, including store hours, hiring opportunities and opening celebrations, may become available as construction progresses.

Residents interested in following the development can monitor the Grand Imperial Marketplace directory and the official Five Below website for announcements.

With a grocery store, fitness center, department store and discount retailer all planned for the same shopping center, Grand Imperial Marketplace is expected to become a more convenient stop for residents of Spring, Imperial Oaks, The Highlands, Woodson's Reserve and nearby Montgomery County neighborhoods.

For local families, the appeal may be as simple as having more shopping choices on a familiar drive home, without making an extra trip across town.
