Final Expansion of The Grand at Aliana Brings New Retail Momentum to Richmond

As construction crews prepare to break ground on the final phase of The Grand at Aliana, a familiar buzz is returning to Richmond’s retail landscape.

This latest expansion, led by Houston-based developer NewQuest, will add two nationally recognized tenants—Dick’s Sporting Goods and Havertys Furniture—to the shopping center at the intersection of W. Grand Parkway and W. Airport Boulevard. The new 87,500-square-foot buildout will occupy the last major open tract of land within the 107-acre site.

For area residents, it’s yet another sign of how much the local retail scene has changed in recent years. What began in 2019 as a development in what many considered an emerging part of Fort Bend County has steadily filled out with a mix of large retailers, restaurants, healthcare offices, and community services.

Dick’s Sporting Goods, set to occupy over 60,000 square feet, is the largest sporting goods retailer in the country. Founded in 1948 in Binghamton, New York, the company now operates more than 850 stores nationwide, offering everything from athletic apparel and equipment to outdoor gear and team sports essentials. Its arrival marks a significant convenience for local athletes, students, and families looking for nearby access to a wide range of sports and fitness products.

Josh Friedlander, leasing director and development partner at NewQuest, explained the strategy behind the final anchor additions: “NewQuest has been focused on creating a well-rounded list of anchors in all categories. The addition of Dick's Sporting Goods and Havertys Furniture fulfills that goal."

The shopping center—already home to major names like Costco, Michaels, Burlington, ULTA, Petco, and EoS Fitness—has seen strong interest from both businesses and shoppers. According to Friedlander, most retail spaces have been preleased months or even a year in advance, with few vacancies since the center’s early days.

Havertys Furniture, opening a 27,000+ square-foot showroom, brings a long history of home furnishing experience to the area. The company was established in 1885 and is headquartered in Atlanta, Georgia, with more than 100 locations across 17 states. Known for its blend of traditional and modern styles, Havertys offers furniture and decor designed for comfort, quality, and lasting value—a timely addition as the community around The Grand at Aliana continues to grow with new homes and families.

The new buildings will go up between EoS Fitness and Houston Methodist Hospital, in an area designed with walkability and access in mind. Once complete, both Dick’s and Havertys are expected to open in late 2026—Havertys in the third quarter, and Dick’s in the fourth.

While the tenant list continues to grow, the overall experience remains familiar to those who live nearby. A glance at the aerial site map shows a retail mix that goes beyond big-box names—local health services, cafés, fast-casual eateries, and everyday essentials dot the development.

For many in the surrounding Aliana, Harvest Green, and Pecan Grove neighborhoods, the center has become part of the weekly routine. Whether it’s grabbing a bite, running errands, or attending a fitness class, The Grand at Aliana has gradually become a regular part of daily life for many nearby residents.

And as the final phase begins, that evolution continues—adding a few more familiar names to the mix, and bringing a little more convenience to the people who call this corner of Richmond home.
