
District West Reignites Development with New Tenants and Community Spaces in Richmond
The long-anticipated District West development near the intersection of FM 1093 and Peek Road is showing renewed signs of life after periods of delay, with fresh leasing activity, new tenants, and construction progress drawing attention back to the 100+ acre mixed-use project in Fort Bend County.
Originally announced several years ago, District West was envisioned as a modern commercial and residential hub for Richmond and the surrounding West Houston area—one that combines walkable retail centers, professional office spaces, dining, entertainment, and housing in a cohesive layout. Now, that vision is taking more tangible shape, led by local developers Ferguson Family Partners and leasing efforts by White House Global Properties.
Signs of Progress After Delays
For months, visible movement at the site slowed, prompting questions from local residents and commercial brokers alike. But recent updates suggest that the project is regaining traction.
Construction is moving forward on Paloma Court and Oaks Pavilion, two cornerstone retail and gathering areas within the larger District West master plan. The development team confirmed that pre-leasing is underway for both, along with pad site and office condo availability.
In particular, Oaks Pavilion is being designed around a preserved grove of live oak trees—reportedly the same trees that surrounded the childhood home of the developers. Renderings released this summer showcase outdoor decks, shaded gathering areas, a small stage designed for performances, and green space intended to be used for events or community activities.

New Tenants Announced
Among the first new tenant announcements is 810 Billiards & Bowling, a 30,000-square-foot venue set to bring entertainment and dining to the site. According to a July update from the company, the Richmond location will feature 25 bowling lanes, dart lanes, golf simulators, and an arcade, with an anticipated opening in November 2025.
Another addition is The Picklr, a pickleball-focused recreation facility aiming to tap into the growing demand for active indoor sports venues. Both tenants are expected to help drive foot traffic to the surrounding retail spaces, and their arrival marks a shift from planning to activation for the project.
Residential Development Already in Place
While commercial progress had stalled at times, residential development at District West has been more consistent. Over the past two years, several multifamily communities have opened on the site, including:
- Allora District West (324 units, by Trammell Crow Residential)
- Prose District West (360 units, by Greystar)
- Mio District West (386 units, by Davis Development)
- Cendana District West (349 units, by Venterra Realty)
These apartments now house hundreds of residents who live within walking distance of the emerging retail and dining core, increasing the likelihood of built-in customer bases for future businesses.
Existing Anchors and What’s to Come
Some components of the original plan are already operational. Star Cinema Grill, Whiskey River West, and a Kelsey-Seybold Clinic are among the key anchors that opened during earlier phases. A four-story hotel and several additional pad sites were also constructed, though many storefronts have remained vacant or under development until now.
The upcoming months are expected to bring more announcements. A November 5 event, hosted in collaboration with BMW of West Houston, is slated to unveil new visuals and potential tenants. The event signals an effort to reintroduce the project to both the community and commercial prospects.
