MESSAGE FROM YOUR HOA BOARD OF DIRECTORS

Movie Night was a success on July 24th! Thank you all that came out. The Board would like to thank you for your understanding; of the staff shortages with the pool company and for deciding to close Cypresswood pool #1 on August 6, 2021. The Board of Directors worked diligently with the pool company and decided to keep one pool open for the remaining pool season. Remember safety first as school buses come through our neighborhood early in the mornings and in the afternoon.

REMINDER: ASSESSMENTS WERE DUE JANUARY 1ST

We encourage each of our homeowners to pay promptly as the cost to the homeowner for collection begins on February 1, 2021. If you would like to establish a payment plan you can contact the onsite community manager on/or after February 1, 2021. At 281-213-3184 and/or send an email to Angela Rivera at angela.rivera@associa.us 

Keep in mind the terms of the payment plan agreement includes a $20 monthly payment plan fee and your association’s monthly interest. Please pay your assessments on time to prevent from receiving late fees and/or interest charges to your account. Please visit the app https://app.townsq. io/login to pay and/or mail in your payment to PO Box 3157 Houston, TX 77253. As soon as possible. No payments are collected on-site. For your future reference you can always pay ahead on your yearly assessments either in full or a little at a time throughout the year. This is encouraged to each homeowner. MINUTES OF BOARD OF DIRECTORS MEETING, JUNE 23, 2021

 
CALL TO ORDER

The Board of Directors meeting of the Cypress Mill Homeowners Association Inc. was held, on June 23, 2021, at the Cypress Mill Recreation Center, 14710 Mills Park Lane, Cypress, Texas. Those in attendance were Jeff Garrett, Larry Turner, Beverly McGaughey, Stacey Lucas and Kevin Tolls. Angela Rivera was also in attendance (representing Associa Principal Management Group). With a quorum duly established, President Jeff Garret called Cypress Mill Board of Directors meeting to order at 6 PM.

SUMMARY OF EXECUTIVE

The Board of Directors - The President; announced the previous meeting minutes are available on the community app TownSq.

APPROVAL OF MINUTES

After reviewing the minutes, the Board of Directors, Larry and Stacey motioned to accept the meeting minutes of May 26, 2021, all in favor.

CONSTABLE - Nothing to report.
 
TREASURER’S REPORT

Angela Rivera presented May 2021 financials. The financials are accepted as presented. The following items noted:

Operating Funds - $460,842 and Reserve Funds - $192,572 as of May 2021. May 2021 YTD actual expenses are under budget by $6,315.

HOMEOWNERS FORUM

Homeowners’ present and discussed the following items:

  • The community pool hours.
  • The Cypress Creek mosquito control vehicles speed in the community.
  • Who is responsible for the sidewalks in the community?
  • How the deed restriction; is enforced.
ADJOURN TO EXECUTIVE SESSION | RECONVENE FROM EXECUTIVE SESSION

The following items were discussed during the executive session. Motions were made and seconded and passed unanimously to:

  • (235-5559) The owner discussed their account with the Board. Noted action will be taken.
  • (234-7363) The owner discussed moles at the Cascade Bend pocket park. Noted action will be taken.
  • (485-3596) The owner discussed their account with the Board. Noted action will be taken.
  • An owner discussed deed restrictions in the community and had inquires of block captain duties.
  • Exer-tech repairs; denied.
  • Fitness room upgrade the Board requested re-vised quotes.
  • The Board approved for a third lifeguard for the remainder of the season.
  • The Board approved for a 4th of July event on July 5, 2021 from 12 PM to 3 PM.
  • The on-site manager will be on vacation from July 27th-July 30th. Coverage on-site will be on July 28th and July 30th.
ADJOURNMENT

There being no further business to come before the Board, the regular business session of the meeting adjourned at 9 PM. Next meeting will be held on Wednesday, July 28, 2021 at 6 PM.

RATIFY ACTIONS IN BETWEEN MEETINGS
  • A proposal from Alvarez Tree Services, the removal of 24 Wax Myrtles, 44 Bottle Brushes, 8 Boxwoods and all stumps was approved; at $4,960.
  • The Board of Directors approved dates July 4 and July 5, 2021, for both pools to open at 9 AM to 8 PM for the 4th of July holiday weekend. July 6, 2021, both pools, will be closed; for cleaning and maintenance.
  • A proposal from Siliversands Service for irrigation repairs at $4,973.06; approved.
  • A proposal from Marathon Fitness to update the fitness room with new equipment | $628 cardio equipment -leased, strength equipment $17,850; approved.
