Cross Creek West Opens Next Chapter in Fulshear with 250 New Homesites, Luxury Home Expansion

For residents watching Fulshear grow seemingly one construction site at a time, the next phase of Cross Creek West offers another clear sign of where the community — and the broader west Fort Bend County housing market — is heading.

Johnson Development announced Sept. 1 that it is beginning development of the north tract of Cross Creek West, its 1,258-acre master-planned community along FM 359 north of downtown Fulshear. Nearly 250 homesites are expected to be delivered to builders by the end of 2026, introducing larger lots, three additional builders and the community’s first homes priced above $1 million.

The expansion comes at a time when Fulshear’s extraordinary population growth is translating into continued demand for new housing, schools, roads, retail and other services. It also represents a significant step in Cross Creek West’s progression from a relatively new community launched just a few years ago into one planned to eventually include more than 3,000 homes.

“With over 160 home sales this year, Cross Creek West has grown quickly, and this new phase will meet that demand,” said Sam Seligmann, Vice President and General Manager of Cross Creek West. “Earlier this year, we expanded our floor plan portfolio by introducing two of the five new builders, Coventry Homes and Ravenna Homes. With the newest addition of builders in our north tract being David Weekley Homes, Toll Brothers and Partners in Building.”

Cross Creek West Expands Into Luxury Homes

The new phase broadens the types of homes available in Cross Creek West considerably.

The north tract will include homesites ranging from 45 to 80 feet wide, while the community’s existing southern section has primarily offered 45-, 50-, 55- and 60-foot homesites.

At the largest end of that spectrum, Partners in Building will offer custom homes on 80-foot homesites within a gated neighborhood. Prices are expected to begin at approximately $1.1 million, with sales anticipated by the end of 2026. A model home is also planned.

Toll Brothers will build on 65-foot homesites, offering six floor plans with four exterior elevations available for each plan. Pre-sales are expected to begin before its model home opens in spring 2027.

David Weekley Homes will also build on 65-foot lots, introducing plans from its new Texas series. Sales are expected to begin shortly before a planned model home opens next spring.

Those additions move Cross Creek West into a broader segment of the Fulshear new-home market, giving buyers options ranging from more traditional neighborhood lots to larger homesites and custom luxury homes.

Current Builders Are Moving North, Too

Several builders already selling in Cross Creek West will also establish neighborhoods in the north tract.

Highland Homes and Newmark Homes have been selected for 70-foot homesites. Newmark plans to begin pre-sales in mid-September with 10 floor plans, six of which include multi-generational configurations — an increasingly relevant option for households accommodating parents, adult children or extended family.

Highland Homes is developing floor plans specifically for Cross Creek West. Both builders plan to construct new model homes in the north tract.

Highland and Ravenna Homes will also offer their existing Cross Creek West plans on 60-foot lots.

On 50-foot homesites, Newmark will be joined by Coventry Homes, which entered the community earlier in 2026. Both will carry their current collections of floor plans into the new section.

Perry Homes and Westin Homes will continue their existing offerings on 45- and 55-foot homesites.

According to Johnson Development, all builders are expected to be actively selling homes in the north tract by spring 2027.

Fulshear's Growth Helps Explain What Is Happening

Cross Creek West’s expansion is part of a much larger residential growth pattern unfolding across Fulshear and western Fort Bend County.

The U.S. Census Bureau estimates Fulshear’s population reached 64,630 residents as of July 1, 2025, up nearly 300% from the Census Bureau’s April 2020 population estimates base. For perspective, Fulshear counted just 1,134 residents in the 2010 Census.

That growth has been sustained rather than confined to a single year. Census estimates show Fulshear grew 25.6% between July 2022 and July 2023, making it the second-fastest-growing U.S. city among communities with populations of at least 20,000. The following year, Fulshear again ranked second nationally, growing another 26.9% between July 2023 and July 2024.

Residential construction has followed that population growth. The Houston Chronicle reported that the Fulshear/South Brookshire/Simonton housing market area recorded a 44% increase in home sales in 2024, as master-planned communities and other large residential projects continued expanding west of Houston.

Other projects illustrate the scale of development moving into the same general corridor. Hines has announced plans for a roughly 3,000-acre master-planned community in the Katy-Fulshear area that could eventually accommodate about 7,000 homes. Within that larger development, Highland Homes is planning another approximately 620-home neighborhood south of FM 1093 and west of FM 359.

For existing residents, those numbers help put Cross Creek West’s latest 250 homesites into perspective. The community is expanding during a period when Fulshear is adding residents, housing and major residential developments at one of the fastest rates in the country.

Cross Creek West Has Grown Alongside Fulshear

Johnson Development began work on Cross Creek West in 2022, when the developer announced plans for more than 3,000 homes on property along FM 359 and Jordan Road in Fulshear’s extraterritorial jurisdiction. The original first phase included 410 homesites.

The community was conceived as a continuation of nearby Cross Creek Ranch, another Johnson Development community that became a major part of Fulshear’s growth. Cross Creek Ranch completed the sale of its final newly built home in 2026 after roughly two decades of development, and Cross Creek West residents have access to amenities in both communities.

About 300 homesites remain available in Cross Creek West’s southern portion even as development moves north.

The northward expansion also follows a year of additions aimed at giving residents more to do close to home. Four parks — Silly Goose Park, Twilight Park, Zoomies Dog Park and The Links putting green — recently joined the community’s amenity network.

The Waterhole, Cross Creek West’s central recreation complex, includes a pool, fitness center, playground and tennis and pickleball courts. Trails, parks, greenbelts and waterways are also incorporated into the master plan.

Schools Are Following the Rooftops

Perhaps nowhere is Fulshear’s growth more visible to families than in the addition of new schools.

Haygood Elementary School opened within Cross Creek West in August 2025. Two more Lamar Consolidated Independent School District campuses — Debbie Urbanski Junior High School and Troy Williams High School — are scheduled to open in 2027 within the north tract.

More than 100 acres of the Cross Creek West master plan have been designated for Lamar CISD campuses, while approximately five acres were included for commercial development.

That mixture of housing, schools, recreation and future commercial space reflects the broader model Johnson Development has used in master-planned communities throughout Texas.

Founded by Larry Johnson in Houston in 1975, Johnson Development has spent more than five decades developing residential and commercial communities. Its current projects include communities across the Houston, Dallas-Fort Worth, Central Texas and Atlanta markets. In the Houston region, the company’s portfolio includes or has included Sienna, Riverstone, Jordan Ranch, Cross Creek Ranch and Cross Creek West, among others.

That experience gives the Cross Creek West expansion some historical continuity: Johnson Development has already spent years helping reshape the Fulshear area through Cross Creek Ranch, while Cross Creek West now carries that development farther north along FM 359.

What Happens Next at Cross Creek West

Residents should begin seeing more activity in the north tract as homesites are prepared and builders move toward sales.

Newmark Homes is expected to be among the first to begin pre-sales on the new larger lots in September. Partners in Building could begin selling its gated custom-home offering before the end of 2026, while several additional model homes are expected to open in spring 2027.

By next spring, Johnson Development expects every builder assigned to the north tract to be selling there.

For Fulshear, the expansion is one more piece of a much larger transformation. Thousands of new residents have arrived in just the past few years, major residential projects continue to move west, and schools, transportation improvements and businesses are following the rooftops.

Cross Creek West’s new phase makes clear that this particular corner of Fulshear is not simply adding more homes. It is entering a different stage of development, with a wider range of housing choices and the schools and amenities intended to support a growing community around them.
