$10M Oaks at Katy Mills Office Park to Break Ground in June 2025 Amid Rising Demand for Commercial Space in Katy

March 26 2025

A major new office development is coming to Katy with the upcoming construction of Oaks at Katy Mills, a privately funded $10 million office park set to begin construction on June 1, 2025. Located along Katy Mills Circle in Fort Bend County, the development will deliver 66,000 square feet of professional office space across 16 buildings, adding to the growing commercial footprint in the heart of Katy’s bustling business corridor.

The project is spearheaded by Steadfast Development, with architectural design by Houston-based KO Design Group LLC. Completion is slated for June 2026. Each building will feature premium office amenities aimed at accommodating a wide range of businesses—from startups to established firms looking to tap into Katy’s rapidly expanding economic landscape.

“This is more than just office space—it’s a thoughtfully planned development that integrates business needs with lifestyle conveniences,” said Tim Sojka of See Tim Sell at Keller Williams Premier Realty, the listing agent for the project. “It’s steps away from Katy Mills Mall, dining, entertainment, and even Typhoon Texas. Owners and clients will be able to conduct business while the rest of the family enjoys the surrounding amenities.”

Each unit in the Oaks at Katy Mills office park will offer approximately 1,320 square feet, including private offices, a glass-walled conference room, a tech room, a break area, a reception space, and ample storage. Units are currently priced between $425,000 and $460,000, reflecting a rare opportunity to own office space in one of the Greater Houston area's fastest-growing regions.

The location offers strategic proximity to major highways, including I-10 and the Grand Parkway (99), making it ideal for businesses looking to establish a central presence with quick access to surrounding communities like Cypress, Richmond, Fulshear, and Sugar Land.

“We’ve seen how Katy continues to attract families and companies alike, and this project aligns with that momentum,” Sojka added. “Whether you're a small business owner or an investor, Oaks at Katy Mills is a unique opportunity to plant your roots in a community that's only going up.”

According to the Katy Area Economic Development Council (Katy EDC), the demand for professional and flexible office space in Katy has been steadily increasing, driven by population growth, corporate relocations, and the area’s highly rated schools and infrastructure. The Katy area added more than 5,000 new jobs in 2023 alone, with healthcare, energy, and professional services among the top-performing sectors.

A recent report from the Katy EDC also highlights the strategic advantage of the I-10 Energy Corridor and the region’s proximity to major distribution centers and corporate campuses. As Katy’s population continues to rise—exceeding 360,000 residents in the broader Katy area—the need for commercial developments like Oaks at Katy Mills is more evident than ever.

The mixed-use potential of the area is a key selling point for developers and investors alike. In addition to being adjacent to Katy Mills Mall and family-friendly entertainment venues, the development aligns with ongoing efforts to support live-work-play environments that enhance both employee satisfaction and client engagement.

With construction beginning this summer and completion expected by mid-2026, Oaks at Katy Mills is poised to become a welcome addition to Katy’s professional landscape—supporting economic growth while offering a modern office solution tailored to today’s business needs.
